I'd like to see the renderings for this hotel.  Great news for this parcel.  It has been vacant for a while.

So, are the perks Oceanfront, Ocean View, or Proximity?

Proximity.  The oceanfront, several bars, restaurants and park space are all within a two block walk.

That 35 foot rule is the stupidest thing I have ever heard. All the prime beachfront locations have these towering buildings, yet the building back off the ocean are limited to 35 feet so people can enjoy the views of the condos? I don't get it.

The condos squeezed through before the rules went into effect.
People are trying to keep the beaches NOT LIKE Daytona.

Jax beach is Daytonaish so go with it.  The other Beaches Neptune, Atlantic and Ponte Vedra would need more residential style restrictions. Different life styles connected so we get the best of multiple worlds.

Hopefully it succeeds. Daytona is the low point of the state.

It never would have ended up like Daytona (there were already height limits in place).  However, the 35ft rule will make it look like the majority of Miami Beach. :)

As someone who was born in Jax Beach(but never lived there) I find the 35ft limit rididulous. Those parcels of land sat vacant for years before the condo towers were built. Now people are complaining about a height limit(my bad, I guess with a 35 ft limit you wont have to worry about a tall condo or hotel blocking the view) You cant see over a 35 ft building any more than you can see over a 12 story one. Justa as I have said over and over on this site. the residents of Duval County are afraid of tall buildings.First a height limit at the beaches. Then a 2-3 year halt on tall buildings in Riverside. Then Mayport residents complaining about a five story building for cruise terminal. Watch out, downtown is next.

What happened to this project?  I haven't seen any work put into it, and it'd make a lot better sight than an empty lot.
