The Beaches and the Intracoastal Waterway have become hot spots for infill development.  Here's a look at 16 major projects that are either proposed or already under construction.

Hopefully 2 and 3 actually happen.  Good to see more activity along Mayport Road.

I saw another Mayo Clinic expansion on the list and made me think of something I have wondered before.

Why is there no restaurants or retail of any kind near Mayo?

There is the one old, outdated gas station across the street that was a Kangaroo. And that is it.

There are some hotels and a lot of parking. Not much else in the immediate area.

Off the top of my head and not looking at a map, it's likely that surrounding properties aren't zoned for such a use.

The Fiddler's Reef proposal has been on the books since at least 2007.

You will have to get rid of the 35' building height restriction for some of these projects to happen.

The ones exceeding the 35' height limit in Jax Beach are all grandfathered in.
