This request on the heels of another request recently granted.The Edgewood corner Tobacco Store.Cigar Lounge. Bar. Outside Patio.

I used to reside in Murray Hill. My Grandmother resided at Florida Christian Apartments.

During the past couple of months I have counseled the Tobacco Store owner on his application,with an eye towards COJ "Approval" to "Request".

We do know that Murray Hill has recently lost local sea food retail outlet, and a salon to Herschel Street/Avondale happy relocation. Perhaps the entire Edgewood commercial strip is doomed,ineffective, unrealistic commercial owner expectations, terrible design.A giant liability.Lack of Vibrant Merchant Assoc. a helpfully telling insight.
Would a Bulldozer to the Commercial Strip(S) be more efficacious than monkey wrenching existing facility?

Are inevitable demographic  'shifts' certain to alter the look,feel,function of Murray Hill?

Too bad that upon Consolidation Murray Hill did not retain Sovereign Identity, per Beaches Community...even Baldwin for crying out loud.
Now you rely on a retired Navy person for your City Council representative, a way too sprawling district. Residents to the East,across the Tracks, with Giant Check Book Balance have defined Jim Love's "Leadership". Thankfully.
Murray Hill's collective lack of identity during Consolidation might simply be entrenched to this day. Now what?

So now a brave soul enters with yet another  Murray Hill Plan Et Al.
Will such concepts,applications to COJ Planning 'restore' and 'enhance' the Murray Hill neighborhood,which is dominated by residential area,foot print??

Parking 'exception'?
Where in fact will the overflow flow? If neighborhoods,then what? "OK". Why? Assumptions?
Remember,above all else when assuming Avondale comparison,Murray Hill is quite literally on the wrong side of the Tracks.
If  homeowner/neighborhood parking overflow impact is an issue,as well as site application scale,Murray Hill does not enjoy citizen sponsored "Zone Overlay".........nor,likely, citizens astute enough to establish "standing" during COJ rezone & land use change REQUEST,along with the resources to dedicate hundreds of thousands of dollars towards legal challenge in the event current citizen's land use & zone rules are not adhered to,City Council action/vote a cause for appeal . 

Sadly,in Murray Hill so many home sites are consigned to renters,owned by " Investors" that would cheer many Booster Promotions.One experiment after another,some potentially impacting the experience of subject home ownership itself.

Sadly,in Murray Hill so many home sites are consigned to renters,owned by " Investors" that would cheer many Booster Promotions.One experiment after another,some potentially impacting the experience of subject home ownership itself.

Parking shouldn't be an issue. The streets within the neighborhood aren't being used constantly like the king street area. Post is terrible! I never drive over there, but I do bike it.
Murray Hill is a nice neighborhood, that's why I bought my house at the age of 21. I'm 23 now and I love the area even more.
Watching the revitalization of the Edgewood strip is fascinating to me. I like seeing the progress and no one can deny the fact that murray hill is getting better. It'll take time but heck I have plenty of it. I'm young and I can't wait to see what the area will look like in 5 - 10 years.

I can't wait to get crunk and eat waffles :)

Also I think there are plenty of hair places in murray hill.

MHPA Merchants Association is sorely needed to help address these issues. It would be better to have an association that to let the city steamroll their ideology along Edgewood.

Undoubtedly YES...  Look at the things that really are working or appear to be working so far...  Publix/Riverside/Bell's and adjacent places - Brooklyn - and SJTC.  They all have been clean slates.

To be fair, the Riverside Publix is a vast improvement over Riverside Hospital. And Riverside needed a grocery store, so it just makes sense.

The same reason we are not living in caves, tents, log cabins etc.  History moves on.  The strip shops along Edgewood have little historical significance and limited adaptive reuse utility.  Bad single story layout, low density.  The whole strip would be wildly different at 3-5 stories.

Quite a few of the storefronts have upstairs space.  Magnolia's is planning on using there's commercially.  The owners of Perfect Rack live above their place.

The only black-eye, IMO, to the entire strip is still the old Fat Kat space.  Something desperately needs to go in there, but what I haven't a clue.

Andrea here - hopefully owner of Magnolia's! New to the forums and came across this and figured I could chime in and answer questions.

Currently I have no plans for the upstairs, it needs a LOT of work.
I will be taking over all 4 units so the orange signs are on both ends of the unit.

Overflow parking will be on the street and on Plymouth street. The 16 the city is counting is just for the back area, no spots that are off street in the back that touch the street are counted, only spaces on the property. There is easily room for 50+ spots in front of this area on Edgewood and Plymouth Ave as it is quite wide and there is not residential there.

And yes - the hearings are needed just for the liquor and parking. This parking is for a restaurant, 4 retail stores would not need as much. In theory if the building was full it would need more spots and a hearing if all spots were filled with just retail. Restaurants require more spaces and not being in an overlay historic area that the city is or was trying to build up, so required  parking is not reduced.

Pub was actually added on for licensing and website searchability as just magnolias was taken. And bar was also taken. Bar also often limits that there is food and I want the focus to be on the food. I really just will be calling it mostly Magnolia's including the logo to keep it simple as I agree that pub usually relates to a theme more British or Irish, and this will not be the case.

The food will often be customer geared as it offers a wide range of vegan, vegaterian, and gluten free options. A weekly beer waffle will be made and dessert waffles based on customer voting!
There will also be beer dinners (one already in the plans with Cigar City), craft beer cocktails and 30 drafts with about 20 of them rotating.
The waffles will be made from scratch daily so no preservatives or additives. There will be basic fried food and a huge salad selection for those that are not sold on the waffles, but I promise you they are amazing!! But even I enjoy a basket of tenders and fries or a large loaded plate of nachos. There will also be a separate restaurant Area to make it family friendly and seperate from the bar area.

As of now I have not heard on any feedback from the city, so hoping the hearings go smoothly. I'll also attend the next Murray Hill meeting in October and am in contact with some people on bringing back the merchant association. I love the Riverside and Murray Hill area and really want to see it grow beyond just more places by helping create a community feeling.

Also, there are plans to make all the window fronts uniform with the old e-cig window front. Trying to get the landlord to fund this and a cleaner bigger back patio, I think this is key to cleaning up the area and the look.

It really looks like this project is moving along!

Maybe some local artists should spice up the plywood that has made it way onto the build. Kinda like the hoptinger temporary mural wall in 5pts. A lil temporary flare could go a long way for the neighborhood.

Drove by yesterday, the windows outside are all boarded up.....could be an opportunity for a mural or something prettier than the lumber yard color of pressed fiberboard.....
