Volkswagen deal anchors new park

ING Clarion Partners LLC and Trammell Crow Co. are development partners in the industrial park at Interstate 295 and Pritchard Road where the Volkswagen parts distribution center will be located.

The build-to-suit distribution center has an annualized average lease rate of $6.38 per square foot. Jeff Evans, an industrial broker at Colliers Dickinson, who was not involved in the deal, said speculative industrial warehouse space averages $4.25 to $4.50 per square foot in Jacksonville.

The 260,000-square-foot building that includes provisions for a 40,000-square-foot expansion will take up about 28 percent of the park, which has a capacity of 900,000 square feet.

The private sector industrial parks are pulling in new tenants at an alarming rate.  Makes you wonder what's going on over there at Cecil Commerce Center.

Once the Branan Chaffee corridor is done from 103rd to I-10, this won't be the case any more.
Westside Industrial is over a 2 lane bridge over some CSX tracks. They cannot expand the roads that easily.

I think your right and they seem to be making good progress on the road.

Exactly right.  CCC is going to have a number of tremendous advantages.  Build out of that infrastructure just takes time.  But the progress is amazing.  I drove through the area earlier this week.

While I think you're correct, you should probably also drive through and see the progress with the Soutel/Pritchard Rd widening/straightening. CCC isn't the only game in town. I think the West / North-West side of Jacksonville is in for a tremendous amount of industrial growth in the coming years.

The West/NorthWest side of town also is closer to the port, comes with better rail connections and benefits from private developers who are skilled at what they do.

Some new park. There is Volkswagon, Cardinal Health, and Imaging Source and a whole lot of trees.
