Mark my words, I live less than a mile down the road from that area at the tracks and Mayflower, nothing will invest there until the Fat Kat is gone. Taco Lu is going to want a large area, so why don't they take out Fat Kat? 1171 does not offer outside seating, so that is shot. Unless they move down to Post and Edgewood, where there is more sidewalk, where exactly do you see them setting up shop in Murray Hill?

Everyone says they are coming to Murray Hill, but where, and why would they open up if there is no onstreet dining option, like they have at the beach? At least down the street at Mellow Mushroom, John is creating an outside beer garden with the gas station. There is nothing offering this in Murray Hill, except the Fat Kat.

So if they are indeed coming to Murray Hill, that would seem the logical choice, unless 1171 is the location with outside seating looking at the barber shop and eastward down Mayflower. Nice.

Clearly you have never been to the Taco Lu at the beach which is in a tiny building stuck between two ugly buildings, overlooking 4 lanes of traffic with almost no parking and no outdoor eating.

Moreover, I think "waiting to take off" applies to too much of Jacksonville, maybe even all of Jacksonville...maybe we should drop the phrase until we see a "waiting to take off" move into the "wow that took off" area.

Taco Lu had already discussed possibly going into Murray Hill and the 1171 location, but they said it was not a done deal yet. You must have missed that in the thread earlier.

My whole point is that I doubt they could produce enough revenue to justify the 3-4x the cost of a building only a short distance away. As a reminder Pine Street has 1171 listed at 425k.

425k?? haha

and the old new broadway in 5 points is only 225!

Not sure what you're talking about here because the location at the beach has no outdoor seating.

I live on Edgewood and the Fat Kat has never kept me from enjoying Moon River, Crazy Egg, Perfect Rack and the Alibi (on occasion.

I've never had a problem at Fat Kat...minus the time I saw a literal murder-for-hire-stakeout. (OK, being dramatic, but not sure what ELSE that could have been!?!)

Nonsense. There are plenty of comparable areas that actually have taken off - generally after they've been invested in properly. I don't use the phrase lightly. In this case, the people and infrastructure are already there in the neighborhood. And people from the wider area would go over for a restaurant like Taco Lu, plus the rent's cheap.

That said, I have no idea if it will happen, but it has the ingredients for success if it did.

Yeah, kind of shoots that argument down.
Do you believe that when the blue jay or another bird sings and the body is trembling, that is a signal that people are coming or something important is about to happen?

Is Fat Kat even open? I live on Edgewood and have never seen anyone there. Back in the day I used to see a bouncer or someone sit out by the front door- but I don't even recall seeing that in the last couple years.

On a separate note, what was the reason 1171 closed?

Non-RedNeck Westsider

Let's consider for a sec why 1171 isn't there anymore.  Average food at above average prices.  It had nothing to do with FatKat or outdoor seating.

On a side note, does anyone have any clue what's going on at FatKat anymore?  I hardly see it open, but I'm rarely looking to go in anyhow, so it's possible that I miss it.
A common mistake people make when trying to design something completely foolproof is to underestimate the ingenuity of complete fools.

Its actually for the 1171 location and the sushi restaurant next door. Total of 7300 sq ft.
$58/sq ft for commercial property is pretty cheap.

I agree, Murray Hill has the infrastructure to truly take off, as compared to...the Shipyards.

Didn't know the sushi place was attached.

If Murray Hill won't support Taco Lu, SPR certainly will. I hear there's huge, rather cool building (with outdoor seating) at 9th & Main for sale for $200k. : )

But seriously, if the French Pantry, Three Layers, & Sweet Petes can succeed in out-of-the-way and non-traditional spots, I seriously doubt a quality venue would have difficulty attracting to the former 1171 location.
