I was thinking the same thing. Not sure if many have looked at the Water Street project or website.

Minus this wooden apartments on top of concrete pedestals, it's mostly the same. Though Tampa has taller structures, and more of a compacted more modern-like urban area for the most part. According to some of the backers behind the project said it lacked parks and parking, so that's what they'll be mainly pitched on for phase 2.

Nonetheless, back to Jax, it's progress for DT Jax to continue to grow upon. With that being said, I messaged them with hopes they can incorporate some actual visual graphics and/or vids of their progress of the Gateway Jax project on their site. It's good to see the transformation over time, measure their deliverables and showcase what it was and what great strides they've made. Still might be a little premature for vids and whatnot, but something to look at from outside potential residence, people like most of us that want to see DT Jax grow and commercial partners - not to mention the marketing benefits. Jacksonville is growing get in now while it's a hot.

Yes, I drove past yesterday, and saw how block N8 was being cleared....Gateway Jax is making a lot of progress in a relatively short amount of time...i will be excited to see N8 break ground and take shape since it will be the taller building (22 stories) and a more visually impactful addition to the city's skyline.


As far as permits for n4, Pre-construction mobilization (site clearing, fencing, demo) often begins while final permits are still being approved.
Gateway Jax may have multiple permits for different parts/stages of the project (e.g., site work vs full building permit). Some parts of the work (foundational work) may have fell under a prior approved permit or existing envelope, while newer parts needed additional approvals hence why this most recent permit just solidifies that the project can continue moving forward.


It sure is great to finally see long-vacant blocks transform into active, dense, mixed use spaces after decades of decline and stagnation.

Yeah they must have had multiple permits.  They're way past site prep though. When I drove by the week before it looked like they had been goign vertical for at least a month.

Was in Jax and downtown Jax today, and yeah, looks like they're getting ready to start construction on the N8 block. It was wiped "slate clean." That part of town will probably be where it will be happening, and if so, the Bay Street corridor of bars, clubs, etc. had better "step up."

that is happening - with Decca drawing in crowds every weekend...Hardwicks's elevating the Ocean Street portion of the Elbow...and Keane's just opening

And don't forget, people will come downtown in droves just to pay $1.75 to take a ride in a Ford Econoline Van. (OK, the 2025 version). How can the Pearl District compete with that?

I drove through Pearl street for the first time in a little while this weekend, and they are actively doing foundation work on the Ambassador garage and they have ramped up sitework on block N8.  I wouldn't have believed this would actually happen a few years ago ;D.

This is what happens when a develop has actual capital and doesn't use city deals as leverage before applying for capital. Gateway team is the best thing to happen to downtown in living memory. Even with it not yet being done, they do the things that they say. Assuming the full scope of the Gateway project eventually happens, and a tower gets built on Riverfront Plaza with Apartment, Hotel, Retail, Restaurant, and Rooftop...they will be the single biggest "dam breaker" in the 21st century of Jacksonville Downtown Development.

I am also excited to see what Preston Hollow is able to do at Rivers Edge.

Part of me thinks they are slow rolling announcements until the Toll Bros townhouses are all sold.  Then they can announce all of the buildings that are going to block the townhouse water views lol.
