Dollar General store appears headed for Springfield

It appears that a Dollar General is planned in Springfield.

The city issued a Mobility Fee Calculation Certificate to Concept Development LLC, a Dollar General developer, for a site at 119 W. Eighth St.

Concept Development proposes a free-standing 9,100-square-foot retail store on 1.05 acres at northeast Eighth and Silver streets.

The city calculated a $53,011 fee to mitigate the traffic impacts. The application calls it a free-standing discount store but does not identify Dollar General.

There's enough room for both of them to make money. I wonder if they'll build to the street or if there will be a big parking lot between the building and West 8th Street?

What do the site plans indicate - urban, pedestrian-scale design, or will it be a box surrounded on all sides by parking?

I don't know, which is why I was wondering. Given the location (middle of the block), I suspect the building would probably be in the back with a parking lot up front.

So the Springfield Overlay District doesn't stop this sort of design from happening?

You know this is going to be a garbage corrugated steel box with a big old parking lot in front of it.

Looks like the project is being assessed for feasibility at this time.

If it does move forward, the design would have to comply with historic district design rules. Not your standard, shitty suburban design.

Not thrilled about this as I live right around the corner, but I guess it's marginally better if DG has to comply with the overlay.  Bill, who ultimately has to approve the design's compliance with historic design rule?  HPC?  Would SPAR serve as an advisor?

HPC would be the ultimate decision maker.

SPAR would work with the developer to suggest architectural design, lot layout, landscaping, etc that would be agreeable to residents. Also, non-HPC related info. Ie, managment concerns/suggestions.
