Construction begins on the Barnett & Laura Street Trio



Construction begins this week in downtown Jacksonville on the first phase of the historic Barnett National Bank Building and Laura Street Trio project – announced today by developers SouthEast Development Group of Jacksonville and The Molasky Group of Companies of Las Vegas, Nevada.

I'll be honest, I'm still tempted to put this in the District/East San Marco category, but I've been proven wrong before (Exhibit A: Cowford Chophouse), and would love to be wrong here.

All involved with the District are still insistent that they'll close on the property by end of year, horizontal construction will be underway by early 2018, and major vertical elements will be open for business within two years. It's not moving fast, but one-by-one, they're checking their boxes. In that sense, the District project actually reminds me a lot of the Trio. Keep the faith!

I'm so excited. If construction actually commences I'll enjoy walking by at lunch and watching the progress.

Looks like the article says that they're shooting to have that done by the end of Q1 '18. Something about needing to wait for historical reviews.

Barnett gets final build-out approval

The Barnett work is part of an estimated $90 million redevelopment of the building at 112 W. Adams St., the nearby Laura Street Trio buildings and a new parking garage.

The city approved a permit Friday for Danis Builders and owner Barnett Tower LLC to remodel the vacant Barnett structure at a cost of almost $22.4 million.

Atkins, principal and managing director of SouthEast Development Group and manager of Barnett Tower LLC, said in November he planned to complete the work and open the first phases at the end of this year.

Atkins said demolition and structural remediation has been taking place prior to the construction permit approval. That included removing, reconditioning or replacing all 964 upper windows that had not been installed properly under prior ownership.

The 156,744-square-foot Barnett tower was built in 1926, according to the permit. The architect is KBJ — L&B Architects.

Atkins said most of the apartments are one-bedroom units, although there are some studios and some two-bedroom units on the top floor.

Rents will average $1.65 a square foot and the average size is 700 square feet, which works out to a monthly average rent of $1,155.

Atkins expects advertising and preleasing will start in a few months. A new website will include information.

He called the current Barnett-Trio.com a placeholder for the new site. Potential tenants can preregister.

Although, was I the only one that thought this permit was already filed? Apparently the previous one was just for finishing demo and the 1,000 window replacement.

Gotta give Atkins credit for sticking with this project.  I can't say I ever thought I'd see him pull it off.
