New Cruise Terminal

Hey everyone! I'm new to this site but I have some news for the cruise terminal. I was looking around Jacksonville for a location and I found one! It's off of Fort Caroline Rd. It's conveniently located. It's 20 minutes from the airport, downtown, and the avenues. It's also by 9A and southside connector. Here's the location! Except that is marshland, and the mitigation would be quite expensive.  Also it is in Mill Cove, not the main river channel, and is quite shallow.  And if you think the folks at Mayport are raising Hell about locating the cruise terminal there - the Holly Oaks folks will make that look like a picnic.  (I'd say "tea party" but that use has been co-opted.
There has been some discussion here about a site off of Fort Caroline Road (well, Mount Pleasant by then) a little farther east, nearer the Intracoastal.

I suspect any cruise terminal needs to be located in an existing commercial/industrial waterfront area.  Messing with residential is a lost cause.

Mayport is unusual because the working waterfront is almost across the street from residential engendering a "taste" of what would happen if a fully residential area was considered.

My guess is any alternatives are along Hechsher Drive.  But, I still expect Mayport to be ranked #1.  It's just so close to the ocean.  Saves cruise lines a small bundle and doesn't interfere as much with the freight traffic further up the river.  Add that Mayport offers the possibility of surrounding the terminal with ancillary businesses that can live off the cruise traffic.  I sympathize with the residents losing their lifestyle but the silver lining will be their cashing in as they rezone their properties from residential to commercial.  Mayport will ultimately become a "tourist village", a micro version of downtown St. Augustine.
