^Mosh*
But yeah I totally agree. You listen to the main guy talk, and it seems this is the first project of potentially many. They already did Azure Jax bch years ago - so they kinda know the for sale market. DT Icon project will be for rent if I'm not mistaken.

Good watch
Full groundbreaking ceremony for Southbank Residences along St. Johns River

They also mentioned about bringing in additional construction company - Coastal Construction Group to Jacksonville and that they'd get an office here. That just plays into the fact that there's potentially more to come. His story was great, moved to the US with barely anything and made the American Dream happen for himself and his family.

He talked about how Jacksonville was ahead of Miami at the time when he first visited. In Miami, he bought a parcel, developed it. Wish he bought more because of the transformation that happened with all the development, and costs. Jacksonville stalled and it seems that we're on the cusp of hitting the transition phase of becoming a great.

Seemed very focused on DT development for the future. Not only luxury, but working class as well.

Very inspiring watch.

Is Jacksonville following the Phase III Water Shortage restrictions from the St. Johns River Water Management District, at Friendship Fountain, and other the other restrictions? And, if not, why not?

QuoteWhat a Phase III Extreme Water Shortage Means

Under a Phase III water shortage:

Landscape irrigation is limited to one day a week and prohibited between the hours of 8 a.m. and 6 p.m.
Irrigation of new plantings, including sod, is further restricted.
Commercial, industrial, and institutional users must suspend certain non-essential water uses.
Aesthetic water use is prohibited, and additional restrictions apply to activities such as street and pressure washing.
Wasteful and unnecessary water use is prohibited.
Residents, businesses, agricultural operations, and other water users are encouraged to proactively plan for continued dry conditions and the potential for additional restrictions.

^ yep can't wait for that topping out moment with related and seeing more cranes at a high point in the sky.

^ will be a great moment in time for us. Just imagine if we had all of the projects under construction in this year or next year 22 story tower, publix and tower, riverfront plaza tower, related tower, culinary hotel, baptist hotel, fleet landing tower or towers, and if balanky had bought dcps site and also started building twin towers there we would see 9 to 10 good height cranes.

The longer it goes the more sense it makes that they may be making a play for the mosh site.

Finally, this project has started construction. Interesting that the owner said, "we never just do one project. We want to really invest and get involved." The more developers in downtown that actually build things the better! To borrow a phrase from the Jags General Manager, I hope the Related Group is hunting up more projects to fit within the Jacksonville ecosystem.

2029-2030 is the really exciting moment when you have new towers, new attractions, the Riverfront Parks done, food halls, riverfront dining, New Stadium, Four Seasons, Laura Street Trio (maybe), Gateway Jax all kicking.

^ I've been tracking the permit. It's not quite yet approved. Interesting that they'll be shovels in the ground.
So let the race begin? Though I'm betting on Related tu finish first. Experienced in high rise in major markets, more prominent location. Both designs are mediocre, but better than nothing.

Would be interested to see if Related knock out both simultaneously of in a phased approach. Podium structure first to get leasing going then tower while podium is halfway or topped. Considering what GWJ has done, topping takes 5-8 months?

So i was right gateway jax wants to start construction of riverfront tower at end of 2027 when maybe by time when phase 2 finishes and is talking with three hotel groups seeking to be tenants and he said demo of auditorium will start in june when he said back then that demo would start in april or may now pushed to june and that they are still discussing a incentive for it so it sounds like construction maybe end of this year to next year. N8 tower still looked like it hasn't done anything and struggling with it so related group is the clear winner of starting construction of a high rise. So all three of those buildings won't be done till 2029 to maybe 2030.

Mind-blowingly impressive to me that JU's capital campaign raised $175 million, years ahead of goal. Not sure if I've ever seen something like this in Jax.

Obviously a different audience, different donor pool, and different grant access, but there's gotta be something that MOSH - which has been parked at $45-$50m in non-city capital contributions for years - can learn from JU's successes.

Oh goody - another reason to be "proud" of Jacksonville.
