Drop the condos on top of the Publix (or at least phase the construction process) and this project would move forward a lot faster.

From a land use and design perspective it still is a great project. It would be such an amazing complement to the San Marco Square area.

But yeah, I just can't imagine it going forward with condos - or even apartments - for a very very long time.

Does anyone think the new Publix on University west means a San Marco Publix is not needed?

I noted some activity on this site on Monday, and wondered how much they have altered it from the  beautiful plans shown in this MJ article? Does MJ have the newer renderings?

This place is sorely needed in the Southbank area, and with this + the Square + FEC RY commuter and/or Amtrak + BRT + Skyway extension + possible South Jacksonville Municipal Railways (streetcar reincarnation)... OMG what a place to invest!!!!!!!!! This could easily outstrip every other inner city locale if these things or a majority of them happen.

I know a few years back, Publix was not going to build without the condos. I was in a Tampa a few months ago and saw a great two story urban organic Publix with parking on top of the store. I would love to see that in San Marco.

Right now there are three Publix Greenwise Markets.  They are located in Boca Raton, Tampa and Palm Beach Gardens.

Heard from someone in the know that the project doesn't work w/o residential component.  Think it'll be a long wait.  Looking forward to the new store at Atlantic/Bartram, even if it doesn't have a cool escalator.

I would take exception to the "Quick Checkout" option! Unless they have more than just two checkout counters running...........you have to take a number! Winn Dixie is the same thing..........stand in line unless you have 10 items or less!

Looks like something is going on if they are filing for permits and such.  Not sure exactly what it means... but something is better than nothing!  (I hope :P)

Last figures I saw, basically said we are saturated Condo wise and not sure how many more retail stores can survive in this economic climate.............lots of stores now, all over the place, that are empty!

The permit says construction cost is only $5 million. Pretty sure that the East San Marco proposal we have seen in the past would cost significantly more to build.

I talked to a friend of mine who is pretty high up at Regency about the project a few months back, and he didn't seem to think there was much of a shot of it getting off the ground anytime soon.
