I remember when they first filed the zoning change application for this one. I'm really glad to see that it hasn't died. It was proposed as medical offices (hence the extreme amount of parking spaces).

It looks like I'm going to hate the architecture. However the land use is ideal. It's exactly the scale of building that should be going up in that area.

Also, if this building gets approved, it strengthens the argument for allowing more mid-rise construction in the Northern part of San Marco.

Hmmmm.... Want some building with that parking garage...?  It is a drastic improvement over the general Jacksonville (sprawl) style, but a little more height wouldn't kill anybody. Would it?  I'll have to wait for a more detailed rendering, but it looks like a positive addition to the area.

It looks like the structure will have retail space facing San Marco Blvd.  The main entrance and parking garage entrance faces Cedar.  The site is pretty compact, so that's why it has multiple levels of parking.  From a land planning standpoint, the design is as solid as it can be. 

The renderings make it difficult to determine the exact materials used, but it appears to be a modern design that is rare in Jacksonville.  The garage is screened and the office component features a lot of glass.  The suspended canopies are a nice touch that will look good when lit up at night.  Between this, Oral Explosion and a few other recent renovations in the area, this portion of San Marco is starting to become a district of modern design.  For an architecturally conservative city like Jacksonville, this is a refreshing observation.

I've flat-out never heard of this project before. Excited with the possibility of "construction starting immediately" I looked up more info through public records.

The property in question is Dr. Revollo's one-story medical office (and parking lot) at the corner of San Marco Blvd and Cedar St. It was built in 1957, so it's extremely ugly, non-historic and not worth saving at all. It's also just a block south of Baptist's massive outpatient clinic with its 9 floor medical office tower. Consequently, even though the property is only zoned CCG, I really have to hope that the city will rapidy approve this rezoning. It wouldn't "violate the character" of any single family homes or anything. And the whole dang property was appraised at less than $200,000 - meaning that the city stands to gain TONS of tax revenue with an 8 story building.
