Another historic Northbank property has been sold and is poised for restoration and adjacent infill development.

Thats a pretty big parking lot.  I'd bet apartment "tower" = 5 story apartment box.

What a cool building.  Glad they are going to reuse it and not replace it.

What a lovely old building; I hope the interior reconstruction/restoration does it justice, and they don't throw away too much of its history. I think I'm going to have a heart attack.......a residential tower? Please let it be a "real" tower, not a 6 or 7 story low rise; let's go tall for once since "God knows when." Y'all know my feelings; I'm hyperventilating.

One of my favorite buildings downtown.

I'm curious about what kind of development they're planning... From my memory, it's already mostly leased out and it's not sprinklered... If they wanted to do anything besides offices they'll need to sprinkler it which for most developers the cost would drive them away. It's difficult to sprinkler an existing multistory building.

I'd be surprised if they do anything with the existing building other than office (aside from maybe more retail on the ground floor). I think the new stuff would be in a new building as it does have a massive parking lot adjacent to it that's part of the sale.

Note the reported purchase price........
Yes....?

Maybe he's referring to the Daily Record article that says the current owner purchased the building for $3.5M in 2017.  Who knows with that guy though lol.

I hope not; if they do, let's burn them at the stake!!!

Don't know the date or timeline of the below link/website (it's unlisted), but I found a proposed developmental concept of what they might be building next to the old Hildebrandt building. If you all find out how old this is, please let us know. I'm too tired right now to be doing the "needle in a haystack" thing. I kinda, sorta like what I see, but to me it's too wide; stack the other side on top of the other and you have a really tall building. Tell me, or us what you think.

Yeah, don't add pile an addition to the top of the existing building.

That's definitely not happening. This building is also a Florida Trust for Historic Preservation conservation easement. Because the developer gets historic tax incentives through conservation easements, it means the redevelopment will have to protect the existing building from demolition or alteration which would damage its historic and architectural integrity. I don't see a day where a proposal to stick a tower on top of it would ever gain Trust approval.

Why not? THEY do have the technology to re-do the plans/proposal to make it one tall tower. It CAN be done.

I thought that the new tower would be in the adjacent parking lot, not on top of the old building. That plan or proposal looks like the old building is in front of the new tower; or maybe my old eyes are seeing things.
