Interesting that, in Curry's video announcement, he mentioned integrated and surface parking, but not a garage specifically.

What exactly is costing $450 million?

The new JEA headquarters is $75 million
Vista Brooklyn is $52 million
The Hyatt Place downtown is $23 million

Assuming something similar is built there is still $300,000,000 on the table.  I can't imagine a parking garage and LIVE arena are going to cost $300 million.  Depending on the public incentives we could just eliminate the middle man (Khan), build this ourselves, and keep 100% of the profit.

Also, I don't think they know what "mixed use" means.

The new Curry-Mousa Charter School, on the site of the former Landing, with athletic fields on the former Court House / City Hall site. Rumor has it the design closely follows a building in Agra, India.

That ridiculous parking deck is going to be ridiculously expensive.

"Mixed-Use" can be vertically or horizontally integrated. This is quite clearly a horizontally integrated mixed-use project.

The renderings look to be of a higher caliber than Vista Brooklyn (which is actually $60 million), JEA, and Hyatt Place, so not sure the cost is really apples to apples.

Will be interested to see the actual figures, incentive package, and development program once released.

The renderings appear to be placeholders that will eventually be value engineered into real buildings when they get that far along. I was excited to see the actual figures, incentive package request and development timeline but I guess we'll have to wait a bit more time for that information.   As for the $450 million tag, I assume the numbers can get up there when you're including a massive garage and may have to resolve any potential contamination issues with the former heavy industrial site.

What is the proposed purpose of the "LIVE ARENA?"  Won't it be right next door to Daily's Place?

The $450 mm is probably total buildout including all the buildings in the rendering. Some of which will come later.
