Here's a look at the status of various projects under construction in and around Downtown Jacksonville as of December 2011.

Wow tons moving along!!
I don't like.today.gripe.but I ride or drive from Riverside to MurrayHill, back through Brooklyn, 5points, through Avondale and  Lakeside Park through the Jacksonville Marina Mile  (the bookmine Bayview /Old Lake Shore area) on to
Blanding through to Hyde Park at CoastalCreek Condos to ride SanJuan to Blanding to Cassat back north into Riverside along Post, all done on bicycle and for.the purpose of.reporting which streetlamps.need to be relit.

I.cover.other.areas.and.neighborhoods by car.

My point:
The SanMarco Blvd lighting across.from European Street, on the east side.of the road between Riviera and Colombo Streets is not cohesive, creates sudden unnecessarily confusing dark space where the parling lane has been modified.
The change in parking approch alone creates a need to add one more fixture especislly consiering the curve.

I cover a lot of ground and think many elements of this streetscaping are spot- on.
BUT
ONE more twin fixture lamp post is NEEDED on the east (northbound) r.o.w. between Riviera and Colombo_
OR
ONE more amber lamp like what is already in front of the existing residential on that stretch of SanMar o

The San Marco streetscape project is far from done so I wouldn't be suprised if they add more lighting.  Work will resume after the holidays.

Any idea when the landscaping for the I-95 and I-10 intersection will finally begin? It looks like a barren moonscape compared to every South Florida highway junction that is covered in palm trees....

I don't see any of the surface parking lots RAP seems to want.

Pele's has their signage up now. I drove by last night and it was lit up. they have a modern look with metal lettering saying Pele's Pizza backed by some red neon. They also put some red neon in the detail at the top of the building where is spirals. I liked the look of it.

The Pele's Neon looks awesome!!!  I never want Jax to copy Miami, but the whole Carter's Pharmacy building reminds me of one of the Miami Beach art deco buildings in the best possible way.  Very cool.

Black Sheep's project is also moving along very well. 

I am very surprised that more info on the Murphy Anderson building in San Marco hasn't had more info released to the public.  It's on San Marco Blvd, it's Urban Infill, it involves a prominent firm, and it could have been potentially spurred on by the street-scape project.  All of that screams newsworthy to me.

I hope not palms, or at least a mix.  Hecksher Dr corridor is now finished and they did a great job with oaks, river birch, cypress, and palms.

The San Marco street project was suspended untill after the holidays at the request of the merchants.

the project was delayed because the Scott administration decided that certain "gateways" in Florida desrved enhanced landscaping...as such, the budget for the project has been expanded and FDOT will now be getting a 5 year warranty on the work (instead of the typical 1 year)....landscaping should be installed in the spring

Update on Pulp in Avondale.  They are waiting until after the holiday season to start the next phase of construction which will be to replace the ceiling beams.  This requires Petal to close down for a week, so obviously no retailer is going to agree to that during the middle of their busiest time of the year.  It may be open in the late February timeframe, just in time for the Spring crowds.

Murphy Anderson has gone vertical out of the old facade that is still standing.  Some 20-25 foot beams now protrude through the roof.  I'm really excited about how this will look right up against that street corner. 

I have always thought it interesting that the businesses along SM Blvd are so pedestrian friendly, and yet the road itself is not.  It's better than JTB or Southside blvd, but much more could be done to improve the walk-ability of that area.
