Bold Bean to open Riverside coffee bar

Currently, Bold Bean only roasts coffee for sale in restaurants and stores in Jacksonville and around the state. It's in all the Whole Foods in Florida, for example.

But the new venture include not only the roastery but a coffee bar as well. Burnett wouldn't say exactly what the brew bar would be, only that it'd be a different take on a traditional coffee shop.

The final plans for the build out are being finalized now, he said, but he expects to open around the first of September.

Burnett and his son Zack founded the company about three years ago.

kind of funny, but the other day I was saying to my wife that this area needs a coffee shop that roasts on site.  This is a great addition.

AND the John Gorrie Condo's are coming on the market as well. That little spot is developing nicely.

I stopped in there over the weekend.  2bd/2ba units in the 1000 to 1200 sf range are generally around the $170-$185k range.  Monthly COA fees are $0.25/sf and are locked in for the first two years.

Given the prices, the quality of the units and the location, its really a good deal, imo.  After all, its not like you have to wait a couple of years for adjacent businesses and vibrancy to spring up.  Bold Bean, Bakery Moderne and 13 Gypsies are literally across the street.  The Park & King strip is also a short walk a way.

I just moved back to Riverside/Avondale so I can walk or ride the bike to places like this.

We just drove by on Post St today and saw that the landscaping is in and the signs up.  The place looks really nice and I am astounded by those prices.  Thought they would be much higher.
When all else fails hug the dog.

I've never lived in a condo, but after taking a tour I'm considering the John Gorrie.  Some of the units have quite a bit of exposed brick.  One of the things that has made me uncomfortable about condos are the association fees.  Does anyone have an idea if $0.25 per square foot per month is a reasonable cost for condos of this size/price?  I guess comparable units in the area would be 1661 Riverside, Park Place, and the buildings on the other end of Memorial Park.  I know it depends on what the assessments cover - in this case I think you get a gym, and maybe your water/sewer bill paid for.  Along with the usual landscaping, common area maintenance, etc.

The John Gorrie has units starting at $105,000  for a small 1/1  700 sq ft.

While these condos do look very nice and I think they've done a very nice renovation, if I were in the market for a condo, give me the one available in the San Juline.  Beautiful views of Memorial Park, great location, over 1300 square feet for $190k.  Very reasonable association fees and probably the most financially stable condo association anywhere around.

Disclosure; I'm not the listing agent but used to have it listed and I love this place.  The whole building has a very "old Hollywood" feel.  Those late teens & 20s luxury apartments just have a very elegant feel to them.

My only concern with buying a condo in a new development is what happens when 3/4 of the units sell and sales then stall.  I've seen it happen where the developer decides to rent the balance of the units and that leaves the new owners in a very precarious position.  Not saying it will happen but has been known to happen before.

But back on topic, I am happy to see Bold Bean opening their coffee shop.  This little commercial district is turning out to have a nice mix of businesses.
