Miles Development to Break Ground on $250M Multifamily Mixed-Use Project

The $250-million mixed-use project will be located in the Brooklyn area of Jacksonville, a neighborhood that has been overlooked by developers, despite its convenient location adjacent to the city’s downtown. Miles Development hopes to transform the area into a desirable, vibrant community.

Brooklyn Park, which will be situated on a 12.5-acre site, will include apartments and condominiums as well as retail, restaurant, office and hotel space. In addition, the complex will feature a manicured park.

Jason Perry, vice president of development for Miles Development, tells MHN that the master plan is being created by The Center for Connective Architecture at Cooper Carry. Several architects are involved in the project.

The complex will be developed in two phases. The first phase will include 275 apartments, ranging from 535 to 1,294 square feet and from $775 to $1,800. The second phase will feature 800 condominiums, a 130-room hotel, and 150,000 square feet of office, retail and restaurant space. In addition, the second phase, scheduled to break ground in mid 2008, will bring an acre of public park space to the development.

Perry tells MHN that the development team will revisit the idea of adding more condominiums to the complex in the future, depending on demand. The entire project should be completed within five years, he says. Community amenities will include a fitness facility, clubroom and courtyards.

That's amazing that they're going to squeeze nearly 1100 housing units, plus 150,000sf of commercial space on a 12.5 acre site.  This will be as urban as it gets in Jacksonville.  The best news of all is that they're bringing in design professionals from out of town will be taking a lead in the planning and design development for this project.  Hopefully, they'll introduce some urban concepts that have been ignored, to date, locally.

This is an amazing project, it will be something to watch develope over the coming months.  New blood, new ideas sounds good to me.

The 1st block of apartments at Brooklyn Park floorplans have just gone up for bid on LDI online. Here are some clippings. I think it is great that they have a parking garage and all units have view of either a courtyard or pool build in the middle of the tower. Genious. There will only be building fronting the sidewalk. Great way to hide thinks that take up 2acres in the burbs, plus, it is an ammenity to every unit. Follow the link above for full access.

Great find.  That's definately a good urban floor plan, even down to the garage, which happens to be positioned where Park Street rises above grade level.

While this project may initially look good for Jax - Citizens need to take a closer look at this developer and their relationship with Ron Barton at the Jedc.  Barton came from Sarasota = Miles came from Sarasota.  They are in bed together and getting everything they want in rapid time while colluding to run out businesses and residents in the area.

Case in point - Hallmark Partners (local developers) have been trying to get that Miles Gray building up since 2002 .  ??  Does it really take 5 years to get a new building thru all the hoops ?  YUP .  So how come Miles is breaking ground so quickly - because Barton is giving them everything they want -good or bad for your citizens. 

Why is the city wanting to put a Park at Forest St >??  There is Riverside Park just .25 miles at the base of the Fuller Warren/Park St ramp and another Park across from 1661 Riverside.  Is it really worth taking tax paying citizens and businesses off the tax rolls for another flippin park ?  Sure it is - 'cause Miles wanted it !  This city smells like something is really rotten here - I've heard alot of stories from businesses in the area that have been done really wrong in this deal.

Feel free to expose the stories.  There's no reason that existing residents and business owners should be chased out of their neighborhood. Bringing these things to let and getting others involved would be one of the main steps into stopping 100% gentrification.

Yes, I stand corrected It was an "s" word and I was up early :) -- it is St. Petersburg that I meant. Barton brought them up here because of the projects he did with them there.  Meanwhile Jax companies take a backseat - or worse yet - eminent domained outta Jax !

Miles is based in Atlanta but doesn't have nearly the projects there than they did under Barton's old stomping ground with him in st. pete ---  here are a few ....

Miles also constructed Box Factory Lofts in Ybor (Tampa). 

Anyway, why can't current residents and business owners be a part of the revitalization process?  There's enough land there to accommodate a park and keep existing buildings along Park Street.
