Downtown Development Update: What's rising, what's delayed

Did anyone ever figure out what happened with the Pearl? One of the stranger stories of the year. The RiversEdge public parks were built around a centerpiece art installation. The city and developer were obligated under the incentives agreement to co-fund the sculpture. It was permitted. And then it just totally disappeared into thin air. I feel like there's gotta be a story there.

The amount of homeless that congregate on that specific corner every day is a black eye on DT and definitely a deterrent for visitors looking to go to Chamblins, the library, MOCA, etc. It seems to be getting worse every week. Renovating those buildings and activating that corner should be a big priority for the city

Great question.  It would be very Jacksonville if that part disappears.

Curious what the read is on the progress of Springfield?

Grabbed lunch at Crispy's today and noticed quite a few more empty storefronts on Main than I saw the last time I came down this way (it's been a minute).

Same commercial rent pressure as everywhere else, or something else?

That sculpture that I complained about in front of MOCA, clogging the sidewalk? I think I love it now  :o I walk by it each day and just look up at it all, "Now that's a great piece of public art." I sent my Mom a picture of it with the subject line, "Check out this sculpture!" Still in a strange spot, but I'm glad she's there.

I believe there have been 3 closures along Main in the past ~6 months: Social Grounds Coffee, which closed due a dispute with the landlord that's been documented in media, an odd clothing/cafe space next to The Block, which never paid rent, and a hair salon on W.8th near Main where the owner had personal life issues.

During that same ~6 months , a cigar bar opened on W. 8th near Main St, a plant store opened on W.7th near Main, a vape shop opened on Main, a bagel shop opened on Main, a barber shop opened on Main, an animal clinic opened on Main (with an adjacent dog-friendly bar + outdoor play area being developed now). Karpeles Grand opened a couple blocks away from Main.

Dance Trance also announced a location on Main, next to Juice. Naked Kitchen has their soft opening at PHX, a few blocks away from Main, on May 20th.

In general, Main Street just a very long commercial district compared to 5 Points, San Marco Sq, Edgewood Ave, Park & King, or Shoppes of Avondale. If all the businesses in Springfield were clustered to a contiguous 6 block area, similar to those other successful historic commercial districts, it would feel similarly vibrant and full. But there's a lot more space to fill, which as you mentioned, has the same market pressures as anywhere else.

Prior to the multifamily new build market slumping, I think we were planning to see numerous new multifamily developments along Main and 8th to provide density and fill many of those gaps. I expect we'll see that again when the market conditions turn again. The single family housing market is relatively healthy in Springfield.

The new Multi-family development Main & 8th or whatever it's called is really cool. They did a good job on design and I love that it sort of marks a stake in the ground of where "springfield" commercial district begins. I think it's gonna be really popular.

Any idea why DVI randomly decided to cancel Sip and Stroll through September? Feels like a popular event that always draws good foot traffic for local businesses. The DIA pushed through open container regulations for it. We finally have the riverfront parks open. Perfect time of year with schools out and daylight until 8:00 pm. Very hard to build momentum with start and stop on these things.

They've done this the past 2 years as well. Severe weather + extreme heat made it difficult to continue in the summer months and turnout wasn't always great so they decided to focus on fall, winter, and spring when the weather is more cooperative

I feel like some of the design firms that have created our public spaces still think of shade as secondary or optional. Shade is pretty much *required* for any outdoor public space to be easily used 33% of the year.
