Seven major projects seeking DDRB review and approval

Add in the other projects already going up or proposed in the immediate vicinity and its probably closer to 800+ units.

Downtown is obviously going to take some time, but how far do you guys think we are from projects in Brooklyn being viable absent REV grants?

I personally think we need to be pretty aggressive. Keep giving them out. Make sure to actually turn the corner instead continuing the starts and stops. Long term, the downtown core will be better for it. Both from a vibrancy and fiscal perspective.

My two examples would be Detroit and Philly. Philly did a 10-year property tax abatement citywide to turn things around. Detroit actually paid people to move to downtown and surrounding neighborhoods, in the same manner we dish out incentives to corporations to relocate businesses to town. The Detroit program was intended to attract 15k residents to a specific area over a five year period (how many decades have we been dreaming of getting to 10k?).

Both blow away downtown Jax in terms of vibrancy. So I'm totally cool with being aggressive with incentivizing a true 24/7 environment, in the same manner we continue to incentive suburban development and sprawl locally. Nothing wrong with putting your money where you mouth is.
