New FIS headquarters in Brooklyn wins conceptual design approval

Stuart said FIS plans to use the bays as amenity space for FIS employees. He said the company is considering a bike shop, employee cafe or as a facility for Amazon.com delivery lockers or for UPS.

Interesting discussion. For those of you, out there with commercial development experience, it common to already have an identified street retail user this early in the process?

I have no idea the answer to your question, but something as simple as a Starbucks I think would do well and could be open late.

I'm sure it's going to look really good from the Fuller Warren but nothing is going to scream "Welcome to Brooklyn!" like the back wall of that parking deck on Riverside Ave.

Only 20 feet deep?  Maybe food trucks looking to go brick and mortar? But, it seems the rent would be prohibitive for that sort of business.

So what is the penalty if they don't have a retail user identified by that time???  I bet FIS just laughed that one off.  Like they aren't going to be given occupancy on a building like that if they don't have a retail user defined for the tiny corner of their garage ::)

The "Fidelity" companies on Riverside Avenue (FNF, FIS, Black Knight) have a reputation of not wanting anyone other than their employees and clients on their campus.

I understand their perspective, but frankly, why be downtown then? If all you do is go to your office, don't leave the building for lunch, and drive home, did you contribute to downtown?

All I saw out of that whole article was this:

The garage is over 60% larger than the building.  Jax needs better mass transit infrastructure.

Based on the way it's designed, it doesn't appear that it was ever intended to be.

You mean the way it was altered in the early 2000s? Prior to that, it had been an urban environment since the 19th century. Just a majority black one.

FDOT insisted on the over-widening of Riverside Ave. through Brooklyn, and its fate was sealed then.

Curious.  If the Brooklyn apartment dwellers want to get to the Riverwalk, how far do they have to walk to get there presently?  It seems to me they have to go all the way to the area behind the fire station at the end of Forest.  Are there any other public access points between the Acosta and Fuller Warren bridges? 

The only possible additional access may be via the Times Union/McCoys Creek project depending on how they develop it.

Being hemmed in by I-95, the railroad, and the Park Street and Riverside Avenue viaducts, it looks like Brooklyn will ultimately be more of an isolated/ self contained community, not one with robust connectivity/interaction with adjacent Downtown or Riverside.  After subtracting the office buildings and the parking garages, it seems opportunities for residents will be somewhat limited.  Their only lifeline may be the Emerald Trail.
