Not sure this is true, but I'll take the pub.

Hmmmmm . . . amazing how Jacksonville keeps showing up on these lists when some keep insisting we don't belong and should instead look to Memphis, etc., for comparison.

^Lol, what did Memphis personally do to you? It's a nice city and the bbq is great!

I do have to concur

Memphis has a great culture and history, but it's crime is out of control, even compared to Jax.

So where are all these new people moving? Nocatee?

If their looking at the city limits, most moving to Duval are going to the Southside. But any city-to-city comparison is pretty meaningless considering the different sizes of American cities. The metro areas, and to an extent counties, would give a realer picture.
Do you believe that when the blue jay or another bird sings and the body is trembling, that is a signal that people are coming or something important is about to happen?

The article makes it seem like they were using metro area statistics.

RattlerGator

They are very clearly looking at metro statistics, which is what makes the favorable Jacksonville comparison even more important.

And I have nothing against Memphis; love the city, love the people. What I have a problem with is this crazy insistence by some to deny the obvious about Jax and insist on an inapt comparison. Jax and Memphis aren't comparable cities. Memphis is Old South and lagging, Jacksonville is New South and definitely not lagging. And Ennis can be a slave to his particular backwards-looking stats as much as he wants, Jax for many, many people favorably compares to Orlando and Tampa.

What was Obama's Marxian-tinged slogan? Forward, bruh, forward !!!

Haha. After 7 continuous hours of work in a cubicle, I needed a laugh. Thanks RattlerGator.

Median home price of $272k seems high.

Probably looking at metro numbers. Only new development in fringe areas like Nocatee would push Jax's average up that high. With that said, the population change in Jax has increased over the last year, according to the most recent census estimates.

2015 Jacksonville population estimate: 868,031
2014-2015 population change: +13,069

2014 Jacksonville population estimate: 844,014
2013-2014 population change: +9,368

Memphis has MUCH more crime than Jax (esp since both cities are roughly the same size). Alot of gangs and random assaults there, something that's contrasting from Jax. Memphis is an argument killer for people who justify 'Big population city (Chicago etc) equals big crime' that you have to deal with.

jaxjags

Where are they moving too. The beach. Go to JAX beach Friday and Saturday and check the night life.

coredumped

I don't think the beaches are"booming." The nightlife, sure, but housing? I'd say no, especially over Mandarin, Southside and SJC.

The Beaches will be booming when they start throwing up hotels and condos left and right. Right now the beach is making good progress.
