This is why Baymeadows and Western Way will go through what downtown has experienced, people moving further out and commercial with them!

QuoteA major new office park is in the works for Nocatee, which is already one of the fastest-growing residential communities in the country. VanTrust Real Estate of Kansas City recently paid $4.5 million for 71.8 acres on Nocatee Parkway, just west of that community's Town Center. VanTrust is opening an office in the Jacksonville area, run by Whitehall Realty Partners, a local development group.

John Carey of Whitehall said the property, which is in Duval County, is already zoned and entitled by Nocatee's own plans for up to 675,000 square feet of office space.

Now, he said, it's a matter of designing and building it.

Plans have not been drawn up yet, but Carey said it's likely to be four to six buildings, each four to six stories high with 100,000-150,000 square feet.

He said the first building will probably start within a year, but some of the space will be built to suit the companies leasing space there.

The office park does not have a name yet.

Nocatee was the third fastest-growing planned community in the country last year, but it's also growing in office space.

In October, International Management Co. of Jacksonville broke ground on a three-story, 62,751-square-foot office building in the Fort Wade Road Office Park. That park already has one building, fully occupied by Advanced Disposal.

Developers called it the first large multi-tenant office building built in the Jacksonville area since 2009.

I'll believe it when I see it.  You might have some small firms that set up there but nothing major.

Baymeadows just landed some pretty big companies like Southeastern Grocers. Nocatee isn't a major threat.
