Now preleasing, 220 Riverside is an urban residential community that includes retail space, water views, underground parking, restaurants, cutting-edge technology and a park called Unity Plaza. It looks awesome! And, I've already signed my lease.

However, I feel like the giant hole in the ground in the middle of Unity Plaza is kind of a waste...
Wouldn't more greenspace be better?

Yes. It just seems like poor use of the space, that's all.

I think it's either have a retention pond or construct an expensive storm water utility.

I went and looked at the apartments and while it is a wonderful building and a very welcome addition to the neighborhood I was put off by what I considered to be very high rent for a relatively small apartment.

^You've got to look at the cost of the development's construction and it's amenities. Unlike most apartment complexes around  town, it has a parking garage (this is expensive to build), 18k square feet of retail/dining/entertainment and a public square that will be programmed with events for the majority of the year.  You're also a block away from the river and will be within walking distance of another 70,000 square feet of retail (including a full line grocery store).  In essence, the neighborhood around you becomes your living room. You're not going to find this type of situation at your typical Southside stick apartment complex.

I have been told (though I didn't press for more details so I'm not sure how solid this info is) that they were negotiating to acquire more land north of Unity Plaza to turn into greenspace.

I would have had love to stay if I didnt have my house now. Welp I guess I will continue to pay my $574.00 a month and be happy LOL But seriously I am beyond happy for whats happening for DT and its surrounding areas right now. With such close proxmity to downtown this will definately help breath some life into the north bank as well. Atleast I hope it does.

It looks like the smaller apartments are comparable in size and price to what they're trying to do in the Barnett. There are a number of apartments that are this size and price range on the Southside, and this one will be even closer (walking distance) to retail and employers than those are, not to mention everything in Riverside, Downtown, and San Marco. It will be interesting to see how this plays out, but I have a feeling it will do just fine.
Do you believe that when the blue jay or another bird sings and the body is trembling, that is a signal that people are coming or something important is about to happen?
