Beer Bar / Pub

Hi,
   I'm looking to open a Beer Bar / Pub somewhere in the area (Avondale / Riverside / Murray Hill). Anyone have any good ideas or insight to a good location that is, or will becoming available?

If you are remotely interested in Main St in Springfield, I know of a couple of really good places. They are very affordable, and close to Shantytown, the Pearl, and 9th and Main.

Sure, I'm not opposed to Springfield, especially if the cost is low. avondale / riverside / murray hill are just closer to my home.
