The Retail (non-Grocery) building is better than I expected it to be.

Who the hell wants to walk around and shop in the sun when it's 90 degrees? Why are we spending $$$ on heat maps and resiliency studies if a developer is going to be allowed to line parking lots and sidewalks with Date Palms? >Need more shade trees, less palms<

Typical Scenic Jax response... literally missing the forest through the trees.  Shade trees are definitely nice.  A hostile site plan towards pedestrians is a far more important issue than the choice of foliage.  You can replace palms with water oaks that have tree houses full of elves making Christmas presents, and its not going to change the built environment.

Lol. Yes, obviously the site plan is auto-centric and not ideal. As has been discussed at length. Unless I'm mistaken, I don't have much faith in the site plan being substantively changed (hope im wrong) at this point. But I do think since there is such awareness of heat maps, heat islands, and resiliency at the moment, this would be a good project to make a point on including more shade trees, less palms.

I think fsu813 is right. The site plan layout ship has sailed. But there is still an opportunity to make this bad layout more people-friendly with shade trees.

The site is pretty screwed at this point. There's a landscaping plan that has been produced as well. I really don't see much changing it or the pedestrian scale environment along that stretch of Riverside Avenue at this point. We made our bed years ago and now we're lying in it.

Ultimately, what Riverside Avenue has become will only benefit LaVilla's Broad Street corridor if we redevelop it right. It's got the authenticity that some of these other areas can only dream about. The market and regional traffic patterns also better position it for pedestrian scale retail moreso than streets like Hogan, Adams, Riverside and Laura.

When LaVilla fills in and redevelops, it will become the centralized spot for Brooklyn and Northbank residents to hang out and spend money in.

IMO, LaVilla, where I was raised, should have been a focal point for Bars, Nightclubs, and residential being that this is the way it was back in the day. IMO it's not too late to corral LaVilla back into that direction; still empty lots there just waiting to be developed.

How come we don't see more urban developments here with residential above retail?  This would not only maximizes density but also provide a ready clientele for the retailers.  Seems this should be a zoning classification that is pushed more on developers.

Probably more market related moreso than anything else. Land is still pretty cheap here. However, there are some out there. Vista Brooklyn, RISE Sports Town, The Station at San Marco, etc. are a few new construction projects underway with residential above retail. In addition, the Home2Suites and Ambassador Hotel projects have ground level restaurant/bar space below their hotel room floors. Also, several adaptive reuse projects in the Northbank will have ground floor retail.

The agreement with Whole Foods probably is not final so they can't use the name on renderings yet.  Standard stuff.

They approved the conceptual already so no big changes are going to happen. I still wish the whole foods was brought to the corner of Riverside and Leila.

The retail building came out slightly better than I expected as it addresses Riverside better than I thought it would.

The whole thing isn't as dense as I'd really like it but it's happening at this point.

Jags removed the Four Seasons branding from their DDRB renderings too, despite still using Four Seasons in all of their marketing material.
