Looks like this comes to about $246K/unit.  Seems a bit high for mostly 2BR affordable housing compared to recent sales of "luxury" units in the burbs.  Does the land cost and clearing skew these numbers?

He said Southport will "bring much needed affordable housing to the historically underserved Springfield neighborhood."

Molinari said the almost $30 million development will have ground-floor parking topped by a four-story building that will have a leasing center, library, gym, community space and more amenities....

...The project will comprise 106 two-bedroom units and 16 three-bedroom apartments....

...Molinari said Southport will pay $2.9 million for the land and remove the parking structure. The site, owned by Jacksonville Hospitality Holdings LP,  is appraised at $522,594 for tax purposes....

^There's a demolition involved and it includes some structured parking. I'd assume most of those suburban units in the burbs don't include structured parking or demolition of a previous parking garage on site?

Sweet. Heart of Jacksonville Hote.......what memories (LOL) as a young man in the U.S. Navy (ha ha). If that property could tell the part of my story LOL. Glad the environmental issues have been resolved, and now, something meaningful and useful (as we all had hoped) will now move forward and be built on that property; great location in my opinion.

I didn't realize they took care of the contamination issues. Really hope this works out.

It is good to see something happen here, I have to wonder why they don't just build on vacant land elsewhere. They are paying almost $2 million an acre. The city would probably sell them an equivalent acreage for a lot less. It would seem other private acreage nearby could be found too.

Agree. Some of the most annoying and dangerous homeless issues are very near to that location....

Something of note:

The tax credits for this project were going to go to a project in the Cathedral District, Downtown. On very short notice, SPAR notified a handful of community members to attend the Zoom meeting where it was being decided, and those individuals made public comments to tilt the conversation back to Main Street's favor. This would not be happening here if not for that.

The group deciding had very limited knowledge of the area. Seems strange that such important projects for community development are left to happenstance.
