Pattillo lures importer from Georgia to Jacksonville's Northside

Pattillo Industrial Real Estate recently signed a lease with TruAire, a California-based residential and commercial HVAC company, for a 90,000-square-foot distribution center.
"We are very excited about the new lease and pleased to see a new importer enter the Jacksonville market," said Peter Anderson, vice president of Pattillo Industrial Real Estate.

TruAire will relocate to the center, at 3509 Port Jacksonville Parkway, from Savannah, Georgia, where it leased a 60,000-square-foot center, said Alex Yi, vice president of operations at TruAire.

The expansion comes as the company looks to accommodate its growing market share, Yi said, with the majority of its customers located in the Jacksonville area. The company saw an 8 percent increase in sales from 2013 to 2014, Yi said. He would not disclose details on the lease terms.

TruAire sells air conditioning units to more than 300 customers, including major manufacturers East Coast Metal Distributors, Baker Distributing and Gemaire Distributors of Jacksonville.

The company, which plans to start operations at the end of June, will utilize the Port of Jacksonville to receive products from a facility in Vietnam, which takes about six to eight weeks to transport.

"We ship 52-foot containers and receive about four to five (containers) per week that will go through the Port of Jacksonville," Yi said. "We ship once a week from Vietnam ... and from there we'll bring the containers to our warehouse and unload."

Bobby Gatling of CBRE represented the tenant in the transaction.
