290-unit Sorrel reviewed for Atlantic North

DD Jax-Kernan Partners LLC filed plans for what is now called the Sorrel apartments in the Atlantic North development at Kernan and Atlantic boulevards.

Sorrel, also called Villages at Kernan, is designed on 14.5 acres of a larger site at 12001 Marketplace Parkway, behind the commercial center that features LA Fitness and Academy Sports.

That's also where a Belk department store and Earth Fare grocery store are planned.

DDJax-Kernan Partners also has applied for permits to build Sorrel at a project cost of almost $20 million. Morrow Construction Co. Inc. of Stockbridge, Ga., is the contractor. The permit address is 12001 Abess Blvd.

Danis Development, based in Stockbridge, Ga., bought the property in August. DD Jax-Kernan Partners LLC, a Danis company, paid $3.48 million for the property, which was sold by Atlantic North LLC. Developers Toney and Eli Sleiman are managers of Atlantic North.

The first phase of Sorrel comprises 290 apartments, a clubhouse and a recreational area, including a pool and cabana. There's also a dog park.

Plans filed with the St. Johns River Water Management district say a second phase to be developed on the remaining portion of the 35-acre site will consist of another 300 units.

It does not specify details about that phase.

The first phase is designed as eight buildings — five with 43 units each and three with 25 units.

Plans call for 117 one-bedroom units, 132 two-bedroom units and 41 three-bedroom units.

Maybe we'll get lucky and he'll buy the new Greyhound Station and convert it into a dollar store.

Why not put that money in to something that already exists? Like "Town and Country?"

Because building new is easy. Saving the old is hard.
