Proposed New Development in LaVilla

A national developer is preparing to enter negotiations with the city of Jacksonville to build retail and residential developments on and around the former Sax Seafood site near the Ritz Theatre and Museum.

Gorman & Co. Inc. has submitted a development proposal to the city with two possibilities for the site at the intersection of Davis and Union streets.

The city owns the property after a planned restaurant there — for which the city helped provide a $1.9 million construction loan —fell through several years ago. More recently, the Supervisor of Election's office proposed moving there from its satellite office in the Gateway Shopping Center, although the location has now been ruled out.

At least one other developer, Sleiman Enterprises, also submitted a proposal for the property.

Gorman's first proposal would re-open Arthur Street between West Union and West Beaver streets and include three, three-story buildings, open space and parking. Two of the buildings would line either side of Arthur Street and the third would be along North Jefferson Street.

The residential component, which the developer has named the LaVilla Enterprise Lofts, includes 105 apartment units, 24 of which are "live-work units" designed for work-from-home entrepreneurs. The proposed unit mix includes 39 one-bedroom units, 51 two-bedroom units and 15 three-bedroom units. The plans also feature 9,000 square feet of commercial space (3,000 square feet per building) and 115 parking spaces.

The second proposal would add a 6,000-square-foot restaurant and another three‐story building with 35 apartments, for a total of 140 apartments.

I was so excited to see this headline!  As a WI native, I am familiar with many of the developments that Gorman & Co. Inc has built in Milwaukee, Madison, etc.  The company understands urban design and focuses on downtown revitalization and mixed use.  If this had been the developer for the Brooklyn development, we would have seen something completely different.  It is great to see quality developers looking at downtown Jacksonville!  Hopefully this project will happen!

Between this project, The Ambassador Hotel, the two developments in Brooklyn, the 1400 Main Street project in Springfield, and the Laura Street Trio, that's a lot (relatively speaking) of urban infill on the table.

I know right. Im not holdin my breathe on the trio though. If I did I would be dead by now because of the "postponed" announcement.
