All I can tell you is they would not even walk up to the second floor of the home on Walnut but submitted an offer on the other one.  I have friends who live there and they would disagree with you. Block to block  and street to street do matter.  Location matters in real estate. YOU KNOW THAT. And which block a property is on directly impacts the price you can get and the number of showings a place will get. If you are trying to say that every block and street in Springfiled are "equal" that is simply not true.

I drove by the house yesterday. I like what is being done there but to say this block is anything but bad is being dishonest. Trash everywhere and the people living there did not seem to care. Two houses were playing loud music right across the street from eachother. That is how developing neighborhoods are. A nice block next to a bad block. That why you get more for your money. I would not fear for my safety if I lived on that block but I would not like the ghetto atmosphere on that block. There are not many left like that in springfield and maybe the home auction will help transform the block.

LOL.  We'll alert all the Springfield peeps to play Brahms (softly) so we don't appear to be too "ghetto."

In my experience selling and buying property it is best not to sugar coat things. There are not many bad blocks left in springfield but that is one of them. I hope the auction changes that. It is a fine structure.

We have two streets in Springfield that dead end.  Drysdale and Walnut Court.  While there is an alley at the end of Walnut Court, I believe people appreciate drive-through streets: this isn't a suburban cul-de-sac.  That is a draw back in my opinion (dead-end street.)  The property is great!  Location? Certainly up to the buyer.  Some people prefer the west side, others the east, others outside of Springfield all together.

We are not selling the property via the traditional means.  People as with any purchase are free to make their own decisions about this house and it's location.  Location, location, location.  Yup. Very important in real estate.  This house is a true duplex and will be auctioned for an exceptionally reasonable price I would imagine.  Price is a great motivator as well.

Would I buy it?  Yes I would.  Would I show it to a prospective client?  Yes.  Would I allow them to make their own decisions about the street, neighborhood and house?  Yes.

I understand what you are saying.  My first house I bought is on Ionia (bet you knew/figured that.)  Everyone told me how bad the street was and to look on another, I didn't listen.  I happen to love Ionia.  Despite.  LOL.

The right person will but the house.  It will work for someone!  And for those who think the street is (insert descriptive word here,) hopefully one less vacant house will improve that perception (or reality depending on who you are!)

Thanks for going to look at the house and the street (again.)

"Sounds like your clients would be happier in another neighborhood."

Well if you read my post you would see they have one on Silver Street under contract. When I met them and they said they were interested in Springfiled I was excited. It definately is a great place to get a deal. I will keep showing and Selling Springfield.

Yes. You are correct. I should have read your post better. Sorry.  Silver is a darling street, one of my favorites.

At the end if the day it's just about "saving the houses." There is no picking and choosing as they all are important to our historic fabric.

Springfield has great, great deals for real estate. Thanks for continuing to bring new neighbors to the neighborhood.

Save the houses. That's it.

We will post details about the auction at summer's start. It will be an exciting time for the house: a house that waits eagerly to be loved again and called home once more.
