Wow. IF those figures are correct, the place would be a bargain.  But before I bought it, I think I would find out exactly what all is owed on it..  One would not want to be upside-down on a fixer upper from the get-go.  Just sayin.  I hope it can and will be saved . it has great potential .

With the demolition looming, it makes this plex an even greater risk.

Which is exactly why this guy needs to relinquish ownership of the property to someone & the city needs to waive back taxes, because a demo will end up costing them more in the end. So they'll just end up with a bigger bill & the house is gone. How is that better?? Get some laws on the books to prevent this or else this stuff will never end.

I'm sorry, but at this point it's really silly of him trying to make something off of this after neglecting it so long & letting it go this far. Didn't he pretty much relinquish ownership when he decided to let it go to complete shit?? Now he wants something for it. Sorry, I don't see it happening. Not in this economy, not in this neighborhood & not with the shape the house is in & with the liens on it. All that's going to happen is no one will buy it, the city will demo it & send this guy a bill for it, he wont pay, Joe Taxpayer picks up the tab. Springfield loses one more house. Sound familiar?? It should.

This is exactly the point where there should be laws that step in & take these properties, especially in a historic neighborhood. This guy should seriously be ashamed for asking that price for the house at THIS point. Sign over the god damn deed to someone who'll take care of it!

I would be happy to take it over if I had the financial resource to jump start the basic cleanup and restoration of this lovely and this deed was transferred over to me free of charge. First, I would have to deal with the taxes financially and get that straighten out. After that, I would visit the house every weekend to do yardwork, repair the decks, fix that collapsing roof, pressure-wash, treat the lawn, fix any outdoor electrical, then paint outside of the house. All of that would be considered as the Phase 1.

Phase 2 is where the REAL fun begins... inside.

I have few years of restoring houses under my mom's wing and taught by my uncle who was a house general contractor, and the experience I gained myself.

Ditto ;D But really, I mean, does that not make the most sense both fiscally & um, preservationally??

Plus, the law should have stopped being on this guy's side once he abandoned the house & let it go into disrepair, ESPECIALLY in a historic neighborhood. Now he's got all the power & will ultimately decide the fate of the house (which will likely be met with a wrecking ball). It's not right.

There should be a whole committee that has the power to legally seize houses way BEFORE it gets to this point & redistribute them. Something like that needs to happen asap. Instead of trying to fight these things in the final hour, nip it in the bud before it goes too far. Because I guarantee you there's a shitload more houses just like this that haven't gone through the process yet.

Actually we note 20 houses on the non-existent formal track. Some of which have already been destroyed.
A contractor I don't know personally states the house would require a new roof, new back porch, and $15k/unit to get it rentable.

Thanks Josh. And I agree. I'd love to take on a small bungalow & fix it up if its was deeded over to me. Plenty of people would I think. That kind of stuff with the city's cooperation is what the neighborhood needs at this point. But there's just so much red tape involved & like I said, the deadbeat property owners hold all the cards. It's BS.

These properties need to be seized & either sold at auction to real individuals (no investors or anything like that), or be damn near given away for free to anyone who wants them & can take care of them. As long as the property is stable & wont kill anyone, I dont see why that couldnt happen.

Between the fires, the demos & the deadbeats, Springfield wont be able to recover & thrive until you get something like that going. I mentioned in another thread about New Orleans doing something similar & having great success at it. Same thing needs to happen here.

You remember back in the late 1800s when they were practically giving away land to whoever claimed it first?? Yeah.
