I've heard a rumor that Pizza Palace at Margaret and Post is going the way of the Dodo to be replaced by a 7-11. any meat to that rumor? Or did I miss some major post somewhere?
It is always empty at lunch.
I heard there will be a fight over parking issues...
:o ;D
I could see that. The Pizza Palace in San Marco has better food quality anyways.
Well, it would definitely liven up the intersection. Right now the "#Occupythetropicalconveniencestore" train kids and the bums cruising through to get malt liquor at the shell are the only ones there on a consistent basis.
Its about a block from my house and my friends and I gave up on that place a long time ago. The food was always nasty. Id much rather another restaurant though. That would be one huge 7-11.
I would rather see 7-11 take over the convenient store across the street on the same corner.
That would have to be a really small 7 Eleven. The lot and building are very small and there is another convenience store right across the street. 7 Eleven should take over that one. It's a smoke filled dump.
The food at that Pizza Palace sucks. Only time I go is for half off slices between 3-5. Even then, it's one of those "I immediately regret this decision" meals. I'd take a 7-11 there. Hopefully it would put the tropical food store out of business. That place has always weirded me out.
it been a long time since ive had pizza palace but it was always just soso...i say no to the 7 11...the last thing this city needs is another con. store...how about a cool tai restaurant...stop with the pizza already..im over it

Completely agree, but the title of the thread is essentially saying if pizza palace goes, 7-11 moves in. I'm all for a Thai place, Indian, Vietnamese...anything different. Hell, even retail.
Plus that! A Thai place like Tuptin would be a great addition to the neighborhood. We already have plenty of pizza places around, maybe too many.
Turns out that Tony Slieman is the one working with 7 Eleven to find sites. There have already been rumors of 7 Eleven going into a couple places that turn out to be bogus. Maybe they don't like his suggestions.
With his fingers in the pie there's no telling what sort of stuff is going on.
Strange that Sleiman would want to set up competition to another Sleiman store, Tropical Foodmart, across the street. Perhaps Tropical is a little too exotic - not very mainstream.
Hey maybe Sleiman can bring in Fuddrucker's since that didn't work out for him at The Landing. I mean, there's plenty of parking there.
Keep in mind, I have NO further information beyond a guy who knows a guy who says that they're going to use that corner.
I spoke with someone who spoke directly with the manager of Pizza Palace about that rumor and she said that she has heard no information about Pizza Palace being closed or the property sold. Apparently the owner of the site is her sister or something.
QuoteId much rather another restaurant though.
Revert it back to the Hardee's that used to occupy the space.

How long ago was that? I remember it, just can't put my finger on when.
About 10 + years ago. Hardees to replace a local pizzeria? Wow.
How about Krystal instead :)
QuoteHow about Krystal instead
Or Taco Lu, plenty of outside seating and could probably get the building for cheap.
As long as they don't put in a Krispy Kreme. I have serious problems resisting that neon sign. I'm sure it helped my waistline when they closed the one on Casset.
The Hardees had the same problem there that the Wendy's on Park and Margaret has; entrance and egress are tough on that small of a lot and on a corner. Drive through just doesn't work very well.

That idiot like human would probably put two 7 11's across the street from eachother and he's the last one in this city that should be deciding anything for anyone...
Toney Sleiman doesnt own the center across the street anymore. His brother Peter does and they dont particularly get along.
According to a post by someone on RAP's FB page, Pizza Palace has sold the property to 7-11. The person is saying that a building on the corner of College and Margaret was also sold to them. According to the post, Pizza Palace is moving out Friday (today) and the building will be demolished Saturday (tomorrow).
No clue whether any of this is accurate.
Well imagine that.
dang. so much for bringing back Hardees! my grandma used to take me there almost every Sunday morning before church to get me a biscuit.
I, too, have fond memories of that Hardees location and many bacon, egg, and cheese biscuits. Oh, and those cinnamon raisin ones.
No fond memories of that Pizza Palace location. I always thought they closed the wrong one in Riverside to begin with.
I see 5 points slurpees in our future... 8)

I'd prefer a location on Edgewood for Taco Lu- closer to me ;)
Does anyone know if it will be a full-service gas station with a canopy and pumps? or just a free standing store?
Shame they're gonna tear down that old house on the corner of College and Margaret. Always thought it would have made a great location for a restaurant looking out onto Riverside park (if it had windows).

they are going to tear down that house? that is sad. I have always loved that house and cant believe it has sat empty for so long.

According to the FB post I referenced, it will have a canopy and pumps. The post also says nothing has yet been submitted to the the design and review committee. Not sure if this is the city or RAP they are referring to. All of this is rumor at this point, so who knows.

I'm just assuming that's the building Lucasjj was referring to in an earlier post:
"...a building on the corner of College and Margaret was also sold to them. According to the post, Pizza Palace is moving out Friday (today) and the building will be demolished Saturday (tomorrow)."
It's right next to the Pizza Palace lot and has been for sale for a while so makes sense. Unless they're going to demolish the Pizza Palace building and keep the house to rehab as a 7-11 which could be cool.

I thought he was referring to the Pizza Palace building.
well, they rehabbed a house into a bank, so there is some precedent.

Is this the house in question? I've always loved that building. It would have made a fantastic property. I never did see how much they wanted for it, but I'm assuming it was zoned commercial.
They're tearing it down?! Is this confirmed?
None of this is confirmed.
I am not sure what other building is being referred to.
I am just repeating rumors from Facebook, which is what the internet is for. :)

This site has a surprisingly good record for being accurate on rumors.
I agree, that is why I passed this on. Even if it isn't all true, there may be parts. RAP did not respond to the FB post to deny or confrim anything, for whatever that is worth.
904 Margaret St is a contributing building in the historic district and trying to tear it down would take a big fight.
The owners of that building are currently in court fighting over it and until the court case is settled in a couple of years, no body can buy it.
The Pizza Palace building is NOT a contributing structure.

Nor has Sysco Palace contributed anything unique to the food choices of this neighborhood.
They just stick to that Sysco sauce and bland "Italian Type Food"
Krystal's would be a major culinary step up to this place.

Just drove by and called them up. $230k???? What are they smoking? It's not even habitable. There are vines growing all through it. It'd cost at least $75k just to fix the damn thing up. Do I think it's worth what they're asking? Sure. But nobody is going to pay that with all the work it entails.
Ben, that is what the bank is still owed on it. The owners are in dispute because one of them thinks it is worth $750K. ::)
There has been some restaurant interest in that building, but not at that price!
The building was built in the late '20's as a home and that neat molded concrete decoration is original.
$230k.....really? Why are people so unrealistic?

Beautiful home, no doubt. But damn I hate banks. The price is unrealistic and basically ensures nobody can do anything productive with it. I don't know Florida law as far as deficiency judgments, but if they allow them, by god do it!! Sell the damn place and recoup the leftover balance with the owner. I hate to see property like this sit there and rot.

Yeah, a lot of these property holders are just sitting on them waiting for "better times" that may or may not come. They were brought up in the industry during the bubble and don't want to change their ways. Just look at the mess that is the old Fuel space.

A definciency judgement is not an option on this one... there's a lot more going on with the ownership litigation than what has been said here.
And no, Toney Sleiman does not own the property across the street.

Are they willing to take less than $230k is the question...called them earlier, didn't pick up. Plan on calling back soon.
If that home is bulldozed to make way for a friggin 7-11 , We have definitely lost it. Bulldoze the Pizza Palace and the Convenience Store Across post from it. that entire plaza is a dump. or the Gas Station on the opposite corner of Post/Margaret. It would be insane to destroy a circa 20's home for this purpose.
Yeah, I don't have a problem with converting the Pizza Palace to a 7-11 but bulldozing that house for one is no good at all.
Well it appears that Pizza Palace is closed. Its closed right now and paper is up on all the windows. There are some paper signs up on the windows. I'll have to drive up for a closer look to see what they say.

The sign says that this location has closed to make way for a "National Chain"â€"using quotes here because it was capitalized just like that in the signâ€"and to please visit their other locations.

7-11 has submitted a COA to the City Planning Department for changes to the landscaping and signage at the old Pizza Palace location. There will be no changes to the exterior of the building and no gas pumps.
No pumps? I'm surprised, given the size and location of the property.

Well that's interesting. Definitely going to hurt the Trop., maybe not the Chevron so much. I wonder why no gas pumps? Couldn't get the environmental cleared to get the tanks installed?
Too bad, that Chevron gets crazy busy at peak hours. Could use another gas station...think the next closest one is on Stockton?
Gas, shmass. I just want Slurpee access close to my house!
I'm not very pleased about this. I would rather see something more pedestrian friendly on that property. It's a huge property with a tiny building right in the middle; there is room for something 3 times the size of what is already there that could be put up against the street.
Before ANYTHING even a 7-11 goes in on that spot the City needs to do something about that intersection. The design is left over from when Post and College Streets were one way and it is the most pedestrian unfriendly and dangerous intersection in all of Riverside. If you want to go from the park to the new 7-11 you will take your life in your hands because there is NO pedestrian walkway across Post or Margaret.
I think you guys mean Shell, not Chevron. I agree they need to make those intersections a little more pedestrian friendly.

Ah yes - I guess that's a common issue with ICEEs. Lack of variety. You do sometimes find places that have the occasional exciting flavor, but it's usually red, blue or cola, isn't it?
I don't think red or blue are flavors. They are colors!
If you've had a red or blue Icee, you'll know they taste exactly like "red" or "blue," not anything recognizably fruity.
Red isn't without its charms. And I guess blue is okay from time to time. But I do like the expanded flavor palette you tend to get with Slurpees, though sometimes they come up with some really nasty ones.
Plus, most 7-Elevens tend to have 4 barrels of Slurpee available.
