The Southbank and San Marco still have a large number of smaller buildings allowing small players the opportunity to invest in property.  Things aren't that simple with the Northbank.  There, most of the smaller buildings are owned by a few slumlords and the rest of the building stock has been blown to smithereens.  Its fortunes now rest on the ability of the city or large developers to jump start growth, while the others (including Riverside, Springfield, etc.) can still grow organically.

Not a bad facelift.  Any idea what kind of buisness it will be?

I suppose it's a good start.  But, it still seems a bit harsh with the colors and amount of solid wall areas.  How about more awnings over the windows on the second floor and that angled door at the front corner?  And, some kind of tile mosaic or other textured work on the blank wall down the side.  I would have kept the flat roof with the tiered molding along Hendricks too.  Why remove the few things that give the building some character?
