Noone-esque.

There is no Flex-n-Gate building downtown.

In a boat at sea one of the men began to bore a hole in the bottom of the boat. On being remonstrating with, he answered, "I am only boring under my own seat." "Yes," said his companions, "but when the sea rushes in we shall all be drowned with you."

I went this morning, and I was just driving around looking for something to do. It's a very nice build out. They have beer and wine to go, plus lots of other things you see in most of the cities one normally travels too, just not in Jacksonville. The whole VyStar building is exceptional, and I will use them to finance my next car (like they did the last 3).

Has anyone noticed the Flex-n-Gate building downtown?

Any idea if the Alewife taproom/bar is open yet (aside from breakfast)? Apparently it's part of this store, and not a standalone like I thought from the original PR piece.

Lake, how many apartments are supposed to come on line in CBD in the next five years?

I'm basically thinking within walking distance of the VyStar building. They will need neigborhood support to really succeed. Don't imagine anyone from Brooklyn walking down there for a sandwich, unless they work downtown.

^Basically then CBD and LaVilla - MAYBE Sports Complex as I suppose someone could walk from the Doro.

I'll add them up but I will say that hotel rooms will help support moreso than residents in the long run. Also, if the Northbank is redeveloped right, it will become a regional draw that punches above its weight (residential population). The retail and dining on Riverside Avenue in Brooklyn is a good example of this.

I'm trying to compare the crazy build out in SanMarco/SouthBank (about 1900 units ) to what we EXPECT to happen on the other side of the river. If Northbank can put 1500 new units in service by 2025 I'd be very excited. The Symphony would benefit as well with an increase in 'walk up' customers.

Lofts at Cathedral - 120 units
Ashley Square - 120 units (U/C)
Parkview Commons - 122 units (break ground late 2021)
FBC Wiss Property - 260 units
Jones Brothers Furniture - 28 units
First Baptist Convention Building - 24 units (U/C)
Independent Life Building - 135 units (Permitted)
Chamblin Apartments - 4 units (U/C)
Marine National Bank/Ambassador block - 139 units
Porter House Mansion block - 200 units

1800+

That's ambitious, hope they all get finished. I definitely like the fact that it's spread around and involves several different groups/developers.
It's also a lot to keep track of.

How many have begun construction or had a ground breaking?
