Reminds me of when Charter Co. announced it was going to build a 70 story HQ's building on the Sears block.  Don't know where to find it?  It's been "replaced" with the Omni Hotel and Enterprise Center :).

How many towers where announced during the early to mid-2000's that didn't get built?  How many years has the historic Trio been batted around?  The Shipyards?  Even the District and Lot J have been under discussion for a long time. 

Seems in Jax, almost all towers built over the decades have initially been proprietary, i.e. built for one main company to occupy as a national or regional HQ's.  Only when those companies move on or shrink, do they become more multi-tenant oriented.

Developers are fast talkers trying to convince investors to pony up when it comes to these spec towers.  When playing with other peoples money that doesn't pan out, they can quickly disappear in the dark of night.

Not exactly true. Barnett Bank was never intended to take the entire 42 Story building, nor was Southern Bell. I don't believe Independent Life or Gulf Life were either.

Most company's headquarters buildings aren't 100% them either (VyStar's building won't be 100% VyStar), though in the day and age of corporate resiliency and security that's changing in many places; for example FIS' recent announcement.

A lot depends on the economy of the time. VyStar owns their building as does CSX, as will FIS it seems. But, many companies don't want to own their own headquarters and be in the real estate business. Developers aren't often going to toss up a major office building without an anchor tenant (even if they don't have one announced publicly many times there's one behind the scenes that's committed)

What's the latest status of my 900 foot tall behemoth skyscraper for downtown Jacksonville on the site of the old Greyhound Terminal? We need to get this thing going now.

The hearing on his illegal parking lot got postponed.  I can only assume he is waiting to see the outcome of his surface lot before committing to a $500 million project on the same spot.
