The awesome thing about Will (Vagabond) is he does most of the build out himself and he does a great job so he can really make nice spaces on a budget.

What do you mean by "definitely"? Both in absolute distance and driving distance, San Marco is closer.

I've been impressed with the new coffee place on Atlantic in San Marco, Southern Grounds.
Incredible prices on wine. By the bottle, starting under $10!

Also the food is good! Every time I've been it has had a crowd of some sort.
