We could well have a heritage/vintage streetcar line in operation within the next 5 years.  The probable route being (from Bay and Newnan downtown) to Independence to Water to Lee to Park to Forrest to Riverside to Post to Oak to King (ending around the corner of Park and King in Riverside). There is also some likelyhood of lease spaces within the Skyway Stations and/or Skyway expansion south to Atlantic at the (west side of tracks) FEC RR in San Marco, within the next 10-15 years, maybe sooner)

Beyond this look for the streetcar to go further up Newnan to Beaver, and further down King toward College.

All of these will be game changers for their respective areas. Word to the wise? Don't get suckered into the myth that "bus rapid transit" is going to create a vibrant new TOD and development spree, it won't. Consider this fact, today you and I can pay a dollar and ride a bus from Water and Broad all the way to Gateway Mall. After BRT comes on line (and several million dollars a mile later) you and I can pay a dollar and ride a bus from Water and Broad all the way to Gateway Mall. The only part of this that should excite anyone is the outrage at the waste of our dollars on what, in reality, is just another bus.

I'm not sure if Judson's is still open on Barrs and Oak- of not, that would be a good spot. If they are still open then next door to them would be good also.

Hey guys!  Just wanted to introduce myself.  I am the owner of Le Chat Noir - Cupcake Bordello and Bakery and I am scouting locations in Jacksonville to open my retail storefront.

I specialize in artisan cupcakes...with a slightly naughty (tounge-in-cheek) theme, and French macarons (not to be confused with the chewy coconut confection), as well as custom cakes (wedding/sculpted) and my signature 4-layer bistro cakes.

I am a huge proponent of using local ingredients as well as organic where available so if you know of any great local dairies to source cream, butter, milk and eggs, PLEASE let me know!

I love to play with my food using unconventional ingredients to create dynamic flavor combinations (think, BACON).

Also, if you know of a location that you think would be a good fit, I'm open to suggestions:-)

Looking forward to introducing all of you to the G.I.R.L.S (Gorgeous, Incredibly, Rich, Lucious, Sweets) and satisfying your deepest dessert desires ;-)

MadamePK, Welcome back to Jax.

I want to to get an order of your Salty Seductress and I'm hoping that we can consumate this order under an FDOT overpass next to a casket company on one of the dirtiest creeks in Jacksonville  which is Hogans Creek within our Core Exchange District.  I know I'm excited.

I've shared this Downtown Urban Waterway Destination with a number of movers and shakers in this community and nothing has happened. So maybe a black book conection will Make it Happen.

I'd like to take you on a kayak paddle of Hogans Creek. The trip would be just an hour unless you allow me to lick all the icing out of the bowl. I'll show you my shopping cart depth meter chart (which I'm proud of) I'll show you what may be another potential customer base for your girls.

I hope you will say yes. I so much want to bring an extra paddle.

Regardless, All the best with your business venture.

Yes....YES...YEEESSSSS!!!!!!!!!  I would love to!  You must promise, however, to keep your hands off the cupcakes until you've been given permission ;-)

Isn't there a cupcake shop next to the Loop on St. John's?  Also, "Let them Eat Cake"?  Edgewood Bakery?  Bakery Moderne?

Yes, Sivada's is next to the Loop, LTEC, is on St. John's, and Bakery Moderne is on Stockton in Riverside, and Edgewood Bakery in Murray Hill on Edgewood.  Cake Shop of San Jose on San Jose IS in San Marco, however it is not on the square and not considered in a walkable area.  Oh, don't forget about Choux (next to Judson's) on Oak St. You are making it sound like competition is a bad thing. ;-)  I'll throw-down with the best of them :P

Incidentally, none of these places is within 5 miles of the other.  They are very spread apart despite their locations.
