Title: Anyone live in City Place?

I just got financing approved on a condo (quite unexpectedly and quickly) on one of their units there, for less than the price of a mid-sized car.
Why so cheap? And why so quick to get me in?
The New Yorker in me smells a rat.

I would guess the HOA fee keeps people away?

parking is extra there too i believe

No rat - they are just tiny units in a corner of downtown still dominated by parking garages and empty lots.

I think about a 3rd of the building is owned by a speculator/investor who bit off more than he can chew. The units are honestly a couple hundred square feet too small for what people expect in the Jax market. But the price reflects that. If you are looking for an efficiency sized downtown apartment - go for it.
