Just came across this listing for the Penthouse @ Park Lane - $350K seems extremely reasonable.
This unit was featured on the 2009 RAP Home Tour. Pretty swanky 8)

What?????
Non-renovated/updated places at Beau Rivage sell for way more than that!
That is a phenomenal deal!!!!
No kidding.
The Lancaster units covered in 70's wall paper sell for close to $600K.
Damn! If I had the money, I'd buy it at this moment.
QuoteNow's your chance! $600K price reduction on PENTHOUSE condo in Riverside. Entire Floor w/ fantastic river views!
WoW, this is an interesting illustration of the past overly inflated housing market in Jax!
Coolest building.
my parents toured it. very cool, but you take the elevator up then take one flight of stairs. kinda annoying. also, pretty tiny.
Well, there goes the neighborhood!
I suggest the Metro Jacksonville team acquire this property as its temporary headquarters until a suitable space is secured and readied in the Barnett Bank building.

Yeah, you are right, but could you imagine being the schlep that payed seven figures for this place only to have is reduced so much?
The listing says 2 Bedroom 2 Bath and 1800 Sq feet.

It's not hard to find homes on Post St for $190 a sq ft
I was looking at the town houses at 1661 Riverside last week. I saw a 3-2 1700 sq ft for $250,000. This unit is a great deal, but it still takes a certain buyer to pay that kind of premium for a view.
I would say this is one of the, if not the only, most unique residences in the city.
There is no chance that this place goes for the listing price. People will bid above the price and I bet it goes for at least $50-100k over listing.

Not so sure about that... still on the market after 84 days and no offers at $350k.
I'd love to see it.
The problem (ironically enough since it's the penthouse) is that it doesn't have the best view.
The windows are at waist/knee level when you're inside, and the windows are tiny and oddly shaped. Because of this quirk, I bet the units on the floor under it with regular-sized windows and no overhang are actually worth more money.
Also I think the decor is probably way too modern for most folks. That's a steep price when you also factor in the view problem and a $150k remodel. It's not too hard to see why it hasn't sold.
