Title: Apartment in Riverside/Avondale

Hello everyone..

I am currently on the hunt for an apartment for rent in the Riverside/Avondale area. I need one bedroom but wouldn't be opposed to having more than one. I would like to spend around 750 for the apartment. My current lease expires on June 17th but I would like to start moving into the new place a few days before that.

Must haves: Central heat/air
Prefer: hardwood floors, porch/balcony of some sort.

If anyone knows of anything or has a place for rent let me know! I've been checking craigslist daily but thought I'd hit you guys up for some info as well :)

On the corner of Myra & Osceola there is a red & white fourplex. Some of them have hard wood floors the others are tile, all have CH&A. The two upstairs have a shared front and back porch area. Easy walking distance to 5 Points.

Very nice owners.

Not sure what the phone number is but I know they are $575, 2 units available i think.

Across the street from me is a great 4 plex with a unit up for rent. They are 1 bedroom units and have hardwood floors, central a/c and have been renovated nicely.

The apartment is next door to the bank at Herschel & Margaret St. - 1 block to both 5 points and Publix.

They just put out the sign this week.

The aforementioned apartments on Myra are on my mail route. Both first floor apts. are empty at the moment. There are plenty of apartments for rent in Riverside so I suggest taking the time to look at as many as you can.

The place across the street from me is for rent.. it's on the Traditions website. If I had a roommate I'd so move there.. it looks awesome. It's 2br and $875 though.  2671 Post St

There is another one on the site that's at 2660 Post St that is a duplex and is $750.. not sure about CHA though. Come live on my street!  ;)

If you drive around the area, you'll find that there are a ton of places up for rent, couldn't tell you any pricing or locations, but I did it last year and found a 3 bedroom house for 1100$ in 5-points (which I recommend for sheer quantity of amenities). I just recommend that you use the Roosevelt as a boundry in Avondale/Riverside (as in between the Roosevelt and the St. Johns) and College St. as a boundry for Riverside/5-points (again, between the river and College).

Where is this so called "reclamation zone" in 5 points that I hear about? I lived on Myra street and Osceola for a year and it felt pretty safe over that way, I just had some loud neighbors.

Some say north of Post is shady, others say it's north of College and some say living right by I-10 felt pretty safe as well. I know it's all based on personal perception, but I'm just curious as to what the general consensus is of the current residents. It does seem to get sketchy the closer you get to 17 as well, but that could be a misperception.

I've lived in Riverside, then Avondale, and now currently off of Forbes and Osceola. My Dad has a business on the corner of College and King and I have a coworker who lives a block or 2 closer to 5-points on College. Basically put, at my current location I feel as safe as I have in Avondale and Riverside. On the other hand, I use College as my line because my coworker had her door kicked in on a Sunday afternoon and my Dad's office has had plants dug up and stolen from the front lawn (PLANTS!?) in addition to the attempted breakins to the actual business. Now these are the bad stories I have heard of from the horses' mouthes. What seems to be the problem is people coming over into the areas looking to cause trouble. I can't count the number of times I've read/seen of tv/actually seen the cops chase someone down Stockton toward the other side of 95.

Best Side is known for the tires squeeling at 3 AM in the morning in quiet Avondale. Gotta love Best side living!

Who can afford to squeal tires anymore?

I had to buy two sets over the last month, and holy crap! I dunno WTF is going on, but the prices have gotten crazy. The price for the CSC 2's one car takes have more than doubled! The yoko geolanders for the suv weren't any better either. Easily a 200%+ increase in tire prices over the past two years. No squealing for me.

I have lived on Ernest, east of Stockton, for four years without incident.  I know everyone on my block and we have had a few block parties.  The other side of Stockton is improving.

I suggest checking hotpads.com.  It is similar to zillow, but for rentals.

Traditions is new, but Atkinson & Knight and KW still maintain a presence in the gayborhood.

Yeah, my friend worked for Atkinson and now works for Traditions. I've been looking at places with her this week. This silly rain makes it very hard to check out apartments!

I agree.  I worked with one of the agents for my move into Riverside.  There are two agents who I worked with at Lifestyles.

I live near Roosevelt and McDuff and my house has never had a problem but two folks on my street have had TVs stolen as of late. I think either school kids from Lee or the easy access to the highway did it. I have attack cats though so not much to worry about.

It was during the day. They came from the back alley, broke through a window and loaded everything out of the back door. The place was a complete mess. Closet's emptied into the halls and all their drawers were dumped out on the floor. They took 2 flat screen tv's, jewlery, 2 ipods and loose change. Luckily they left behing a spare set of key's and didn't take their p.c.'s.

There were no witnesses.

thats seems to be the mo. Knock on the door out front and then come in through the back. One of my neighbor's that got robbed, somebody did call the cops and they dropped the tv and ran when they heard them coming, still not sure how the cops where not able to catch them, they need less donuts i guess.

I'm more surprised the police got there before the theives took everything but the slab. I've called to report violence happening right in front of me right then and was told an hour later to stop calling.

my parent's house was done the same way.

1) knock on front door

2) if noone answers break in the back.

However....

my brother (23 & firefighter) was home at the time. his car was parked out front (not very bright crooks) and he was taking a nap upstairs. he heard the knock on the front door and didn't answer it. Then he hears this huge banging on the back door. he thinks it's one of our younger brothers trying to knock louder - from being out the night before. my brother stumbles down stairs and heads to the back door, all the while our very large dog is barking like at the back door (not very bright crooks #2). Just then they kick open the back door (apparently they had been working on it loudly for a few minutes) and come in. My brother sees them, the dog sees them, and they both freak out. My brother doesn't have his glasses or contacts in so he can't see much. The crooks see my brother and the dog and haul ass out the back door, through the back fence and into thier get away car parked in the alley. What dumb crooks to #1 break into a house with car parked on the curb, #2 break into a house when they can easily hear a big dog barking. they were lucky my brother couldn't see at the moment. hell, i would have chased that mofo down and beat him.
