WOW, these developers really put a lot of thought into shaping this building to fit in with San Marco.  This should certainly be a huge plus for the area and would generate a lot of foot traffic at the square.

I'm very excited to see this project get started.  Adding more great character to San Marco! The parking garage - very much needed for the ever expanding and desired area. The developers and architects really looked at the needs of the local area.  Great Job!

JACKSONVILLE, FLORIDA (June 5, 2007) â€" The St. Joe Company oversaw the demolition of four vacant homes in San Marco in what was the first step of preparation for construction at East San Marco.

The cleared land will make way for East San Marco’s Parkside, consisting of 32 , including six town homes, adjacent to Fletcher Park. Parkside residents will enjoy spectacular views of Fletcher Park and the convenience of San Marco square.

“This is an exciting step for East San Marco,” said Mike Shalley, project manager of East San Marco. “People in the community have been anticipating this project for some time and we are thrilled to be this close to the start of construction.”

Upon completion, East San Marco will consist of a total of 147 condominiums and town homes as well as approximately 55,000 square feet of retail space. A variety of floor plans will be available ranging from one to four bedrooms and 900 to more than 3,000-square feet, each designed for luxurious comfort and style. Preconstruction pricing ranges from the low $300’s to more than $1 million.

Btw, it appears that Hendricks Avenue may be the next urban commercial strip to take off.  On a recent drive, I noticed at least four other sites between the railroad tracks and Atlantic with some type of business coming in.

Now that the road construction is finally done!  Hendricks will become the gateway between the Southbank condos and San Marco.  Perfect street for a trolly line as well.....

From looking at the aerial, Atlantic Blvd would be a great stop for a potential commuter rail stop.  From the railroad line to the heart of San Marco Square would be lined with pedestrian friendly retail and park space the entire seven blocks.  It would be similar to DC's Metro stop at Alexandria's King Street (except King is a little longer), with San Marco Square being the "waterfront".  Areas like this certainly kill the argument of what do I do when I get off the train?

the roads are great but the sidewalks still suck.  is every fancy lightpost on Hendricks being torn out for the 2nd or 3rd time... what?  it would be hard to walk around there the way things have been the last 2+ years.   

and what about accessibility?  Are the sidewalks too narrow for a wheelchair to even fit through?   to me, development without inclusion is a step backwards.

Hey! Excuse me! Isn't "elevated" what the Skyway already is? Would that be WHY it is called a Skyway? Why invest a Billion dollars to re-invent the wheel?

JTA? You begged God for that Skyway, you danced, pulled every political dirty trick and lied to the citizens to get it... Now you have it. You got what you asked for, so for Gods sake, DO SOMETHING WITH IT! Time to reach around and pull your heads out again...

Drop the condos on top of the Publix (or at least phase the construction process) and this project would move forward a lot faster.

From a land use and design perspective it still is a great project. It would be such an amazing complement to the San Marco Square area.

But yeah, I just can't imagine it going forward with condos - or even apartments - for a very very long time.

I noted some activity on this site on Monday, and wondered how much they have altered it from the  beautiful plans shown in this MJ article? Does MJ have the newer renderings?

This place is sorely needed in the Southbank area, and with this + the Square + FEC RY commuter and/or Amtrak + BRT + Skyway extension + possible South Jacksonville Municipal Railways (streetcar reincarnation)... OMG what a place to invest!!!!!!!!! This could easily outstrip every other inner city locale if these things or a majority of them happen.

I know a few years back, Publix was not going to build without the condos. I was in a Tampa a few months ago and saw a great two story urban organic Publix with parking on top of the store. I would love to see that in San Marco.

Heard from someone in the know that the project doesn't work w/o residential component.  Think it'll be a long wait.  Looking forward to the new store at Atlantic/Bartram, even if it doesn't have a cool escalator.

I would take exception to the "Quick Checkout" option! Unless they have more than just two checkout counters running...........you have to take a number! Winn Dixie is the same thing..........stand in line unless you have 10 items or less!

Last figures I saw, basically said we are saturated Condo wise and not sure how many more retail stores can survive in this economic climate.............lots of stores now, all over the place, that are empty!

The permit says construction cost is only $5 million. Pretty sure that the East San Marco proposal we have seen in the past would cost significantly more to build.

I talked to a friend of mine who is pretty high up at Regency about the project a few months back, and he didn't seem to think there was much of a shot of it getting off the ground anytime soon.

Yeah I'm sure it will be well over $5 million.  From what I gather that permit has something to do with the design approval phase of a development.  I saw some info that led me to believe it has something to do with assuring that the city services in the neighborhood can handle the extra load.  57sq ft isn't much for $5 mil ;)

I can say for sure, unless plans radically changed in the last two months, that Joe and Regency aren't going to build it without the residential component.

There is an atricle about this in the Resident News this month, of course all hearsay that this point.  I would LOVE for this to happen, with the upgraded interchange going in at Atlantic it may have a better chance of going up, but I'll belive it when I see it.

James Nealis, aide to District 5 City Councilwoman Lori Boyer, said Boyer plans to meet with Chris Kuhn of The St. Joe Co. and Tom Fleming from Regency Centers about the East San Marco project in early September. An August meeting was rescheduled, he said.
Statements from Regency and St. Joe have been equally as benign in recent weeks. Following a request for more information on Regency Center’s plans for East San Marco, a public relations representative for the company said there were “no updates at this time.” That was the word from Bonnie Hayflick, public relations director for The Hoffman Agency in San Marco, which provides PR services for Regency Centers. Officials with The St. Joe Co. also were unwilling to share project details as of late August.
Publix Spokesman Dwaine Stevens, however, underscored the grocery store’s interest in the East San Marco project.
“We are still part of the project â€" but anything further about timelines should come from Regency,” Stevens said.
When first introduced in 2006, the East San Marco project included 57,000 square feet of retail space, 125 residential units above the retail space, a four-level parking garage and townhomes. Construction was expected to begin in early 2007 but stalled after site clearing of property and the advent of the
recession.
