Although the article mentions Eastside, this appears to be the old Roosevelt Gardens / Davis Street Junior High School site off the S-Line in Sugar Hill. For those that don't realize, this is west of Main Street. Eastside is east of Main Street.

Interesting idea. I'm a little conflicted knowing that this area is directly adjacent to a BRT line and a major regional node like UF Health, such that I'd like to see more density and ideally the possibility of preserving the S-Line's ROW to accommodate other uses in the future.
It's very unfortunate how quickly people and organizations have chosen to rely on inaccurate AI systems for important things like this, because once you know where this is supposed to be it becomes clear that there's really no telling what the site plan actually is here, because this part of town doesn't actually resemble this rendering at all.
Interesting layout. Through-ways, loops, dead ends... Trying to figure out if there is a specific environment they are targeting. The Lincoln Court North road looks to not be very neighborhood friendly, in particular. I don't see kids playing along that street. I would chop it up more to slow traffic... maybe even split it to each exit to cut traffic on any part of it in half.
The loop adjacent to Lincoln Court that circles only 2 houses also seems a waste.
Just trying to understand the main design objective here as I don't see a consistent layout theme.
I believe this project isn't quite as far along as the media story alludes to. Still early.

And I don't know where 17th and 18th look like that. The houses between the two roads are doing some weird stuff.
Yes, bad AI. There's several properties privately owned parcels the AI rendering glazes over that will not be a part of the project. Hopefully they'll move away from the gated community concept. Embrace the surrounding neighborhoods. There are several ways to do that while also addressing residential privacy and security.

17th in that rendering is the railroad in reality.
I'm so tired of AI renderings. It's become such a turn off.
I think if I were back in my days of reviewing consultant proposals for study or design work, I would be tempted to subtract points for AI Slop.
