Well, when you have a Four Seasons hotel and resort under construction, a major University (UF) announcing a graduate campus, increasing residential units between Gateway Jax, Related Group, River's edge, historic preservation and adaptive reuse projects moving forward, infrastructure investments, and multi-billion-dollar investments all happening in the same given area... it's only a matter of time. DT Jax has great momentum right now. Unfortunately, most of the general public in Jax hasn't caught on to the momentum.

I'm always hesitant to use the "M" word - twice bitten, once shy - when it comes to Downtown Jacksonville, but definitely feels like things are starting to heat up here a bit! Seeing work ongoing or imminent in so many locations is really, really encouraging. Alex, appreciate the push it sounds like guys have been making to open up the tower retail spots to the street. Really interested to see what concept this group comes up with for BofA.
