Help me make sense of this proposal. There has to be more to it than what's on the surface.

They're very bullish on the Eastside and have had positive experiences at historic boutique hotels elsewhere. I remember meeting with them about this idea a few years ago, so it's been a vision for them for a while now.
Interesting. The location buried in the back of that neighborhood seems pretty strange for a hotel.
They reached out to me as well a few months ago. Very ambitious on the hotel part. The self storage part fits Jax market-wise but not so sure about the neighborhood part. Any idea on how the Phoenix community feels about the project? I know they've begin to get organized in an effort for neighborhood revitalization.
