Title: Permit for Block N11 issued at Gateway Jax

The district issued the permit on Sept. 25 for Block N11 of the development, where Gateway Jax principal Bryan Moll and partners JWB Real Estate Capital and DLP Capital have proposed a seven-story building with 205 residential units and 24,086 square feet of space.

The block is bounded by Ashley, Pearl and Church streets and the Portion Mansion property.

Plans submitted to the water management district show seven retail spaces facing Pearl and Ashley streets and running along a promenade-style walkway between the development and the Porter Mansion. A park is north of the mansion, and a kiosk with a seating area is south of it.

Today, the site is predominantly a parking lot.

Block N11 is part of the first phase of the redevelopment, known as the Pearl Street District. The initial phase comprises five blocks in Downtown's NorthCore district.

Can't wait to see this in action.  I don't know why Gateway Jax isn't getting more media attention.

I think it's honestly just boy who cried wolf.

Not from Bryan Moll & the Gateway Jax group specifically, but just from the endless cycle of renders that never seem to materialize over the last 20 years.

Once the first phase starts to go vertical, I think we'll see the excitement build.

And if they're able to lock in and announce Publix - which is a very real possibility they're working towards - I think it'll be off to the races.

In terms of feasibility, I think this is one of the biggest and most likely projects to get completed in the last 15 years I have been in Jax.

Man, I didn't realize Publix was game here. A Publix in this area would be massive for development, providing another requirement for many to justify moving downtown. Easy to forget that without this it's still a reasonable idea to drive to get groceries, from downtown to somewhere else. "Amenities" like this are the advantages that urban living provides, after all!

Yes - most of us know these projects will never come to fruition (Jax has a reputation) so we hold our excitement til we see actual buildings going up.

Funny, the Riverside Publix really sparked a next level wave of investment in that neighborhood too.

Groundbreaking for the Pearl Street District is scheduled for October 29th! This will be an exciting project to watch over the next few years
