Where would retail space go on the Riverside Avenue side? Isn't that a garage fronting the street?

Yeah. Maybe they plan to build something new between the garage and Riverside? It's set back pretty far from the road.

In reading the quote (see below) I take it as they will build out retail in the existing building facing both the Riverwalk and Riverside Avenue. No expansions necessarily. That said, Hakimian did build out two retail outparcels in front of its Liberty Center Tower on JTB so maybe he has the same idea here although with the garage that could be a lot more difficult.

FYI, per measurements on Google's aerials, they have 70 to 75 feet of depth from the ROW to the front wall of the garage.
Hopefully, they'll maximize the space. Any street level and riverwalk interaction would be a huge improvement for this property.
