Bold City Yoga is finished building out their space at 1334 Walnut Street. I believe it's set to open in January.

New coffee shop/book store combo has signed a lease at 1803 N. Main Street, building out their interior. Opening in first quarter of 2022.
Also, one correction: #21 in the Downtown section. The Sweet Spot & Urban Lounge has been open on Bay Street for a couple months now.
Everyone involved with that Southerly mess should be ashamed. That place is a travesty on the waterfront. Everyone is getting all worked up about whatever is going on the TU site while this garbage went up on the Southbank. HOT GARBAGE.
Berkman II implosion has been twice postponed since the date in the article (Nov. 14) - Dec. 20 and now to Jan. 8 (maybe).
I've been keeping tabs on the progress at the Doro and it looks like work has stalled. They started to build the tower crane about a month ago, but then stopped. Very few people on the site if any.

Similar situation with the building going up on Hendricks. Zero activity for over a month.
The renovation of the Ambassador, Federal Reserve and First Baptist buildings are my favorite projects. Now if we can finally get the Trio buildings underway.
Correct me if I'm wrong, but the work still hasn't started on the trio but we're supposed to expect that Southeast are capable of firing up something like 13/14 brand new buildings and landscape a whole new river front?
Consider me sceptical, AF.
^ I share the skepticism expressed herein regarding many of these projects. I am not going to make excuses for them but it may be possible that several factors are making it difficult to get out of the starting gate, including, but not limited to, the following:
1. COVID related absenteeism in the labor force.
2. The "great resignation" taking place in the labor force.
3. The lack of new blood coming into the labor force, especially skilled labor. Young people would rather sit behind a computer, better yet, in the comfort of their home.
4. Price inflation of building inputs, both labor and materials. Rising interest rates could be next.
5. Supply chain issues. It can take 6 to 9 months to get many key building components delivered, if not longer. Certainly hard to manage a critical path schedule when you have no idea when things will show up.
6. Shortages of raw or other materials, etc. Some things just aren't available at any price (see the chip shortage, for example).
The above are on top of the usual risks associated with developments, such as overoptimistic projections (developers are good at selling "ice to Eskimos" when promoting their projects) and risk to demand for their finished projects 1, 2, 3 or more years out when they may be completed.
All of the above can give investors and lenders the jitters and if any pull out the project is dead on the vine.
Time will tell.
The 95/I-10/Bulkhead projects won't be completed until 2035 or until Shad Khan has 2 winning seasons in a row... whichever comes first.

Great news, but is this THAT close to their existing properties? The picture gives me the impression it is some distance from them.
^It's close. It's across the street from some of their existing properties and one block from the Porter Mansion block.

They have a bunch of property scattered within a couple of blocks. They own almost the whole block SW caddy corner to the garage, the warehouse on the block directly south, the whole block south of that (Porter Mansion), the buildings under work at Church/Hogan and some other nearby parcels. I'm sure this is more of a long term move for them, there is a bunch of vacant or underutilized land immediately adjacent or very close by.
Looks like demo has started at the old RCBC property. They are currently pulling up all of the old docks and it looks like some actual demo work on the building has been started aside from all of the vandalism.
Looks like Piner's Locksmith sold their strip center property at Emerson & Hendricks to a developer in June, 2021. There is now a sign with an artist's rendering showing a new facade (and more?) across one of the store fronts so expect some activity there soon.
Growing up here, those store fronts haven't changed since they were built :). The rendering shows modernizing them to look like most any other strip center. Mixed feelings about that. Wonder how they will address parking as most of it is just a few spaces along the Hendricks curb. Not easy to parallel park there with all the traffic on Hendricks nowadays. I can't tell from the rendering, but I wonder if they might tear down the existing center and rebuild to the rear of the property although it is not very deep (total property is .71 acres per the tax rolls).

It was on the market for about 6-7 months
The sale price was reflective of the significant amount of deferred maintenance that requires addressing.
There is adequate parking behind the buildings, and the renovation work will include bringing that parking up to current codes.. including adding landscaped buffers as the dollar value of the renovation work will trip landscaping requirements.

There was some work over there a couple of weeks back but no crane. I was thinking of either Independent Life or utilities for the JEA building.

Work on the Independent Life is underway. I noticed a crew there this past weekend during our walking tour.
Work on the old Southern Baptist site has picked back up this week. Looks like utility tie ins to the site or something.
Bulkhead work at River Edge (or whatever they are calling it these days) looks like it's wrapping up and they are prepping general sitework to begin.
Work has picked up substantially at the Doro in the last two weeks.
Site work also underway for the Jags new training facility.

Not a tower crane, it looks like a crawler. They could be using it to assemble the tower crane but it looks a bit overkill for that.
They started to build a tower crane, but I heard the foundation was compromised due to rain. They've had problems with de-watering the site, so this new crane may be a workaround. Very exciting to see it progressing.
That would make sense cause its a pretty big one.
