FYI - the old Baptist Office building on Hendricks, south side of I95, started to clean up a few things, put up some plastic barriers to prevent stuff getting washed into storm sewers, etc. Nothing much but may be a sign they're getting ready to ramp up on something? Maybe not?

That sure would be nice. If you are talking about silt fence they wouldn't just put that up for fun but there are no active permits on that site.
Yep silt fence is up at the old Baptist Convention site on Hendricks. There's a porta potty and mini excavator sitting out there but otherwise it's not clear what's happening. They might be getting ready to clear the site.
Also, pavement is going down on the new DCSB parking lot for the district and equipment for seawall work has started to show up on site.

Ya, the riverwalk extension would be nice. Rreminds me.... what's the scoop on the Riverwalk going west from River City Brewing? Wasn't that going to be extended to the new apts on the west side of the tracks? Or did that get put on hold given the RCB site plans / changes?
Interesting point on the silt fence. Ya, they aren't likely to put it up for fun. Maybe they're in the process pulling permits?
Just on the other side of I95, The SoBa apartments just sold for $36M after being built 2 - 3 years ago for $16M. That's gotta get some folks thinking now is the time to get digiging, no?
I don't think the railroad track hurdle has been solved for the south bank riverwalk.
For the baptist site, I don't think they need permits to clear all of the old asphalt, etc. I can't see a project like they had proposed there flying under the radar if they were getting ready to build. I'd assume they would request some variances that would require Public hearings.
I had no idea that SoBa sold. Talk about a payday...
They would need permits to clear the site. I'll check later to see if something is on file.
Noticed a few times Rees were doing soil work at the Brooklyn food hall site on Riverside Ave

Correction: looks like build out is now complete, they'll be opening in weeks, not months.

Speaking of which, what ever happened to that? I haven't heard any updates in a while.
This isn't the food hall on Park, which was waiting for Park realignment. This was the mixed use on across from 220 Riverside. They have been digging in there a few times.

Nothing active as of a few days ago. Last pulled was for the building demo.

Tonight, this site was covered with dozens of geese. They will have extra cleanup tomorrow for sure 8).
^^ Nah, just extra fertilizer.
I made it down to a Jumbo Shrimp game finally and was was able to see the now cleared Doro site. What's the over and under on it getting built? To my untrained eye, I didn't see any signs of it going vertical anytime soon. Game day parking lot for the foreseeable future?
I haven't been down there in two weeks or so but it appeared that site and foundation work were underway. I doubt it will be used for parking any time soon.
I thought I saw a crane (laying down) at the Doro site when I went by the other day.
Also, noticed today that the silt fence just put up at the Baptist site on Hendricks is Miranda Contracting's. They're a sktework contractor, the same that did East San Marco, so I assume something is about to go down over there.
YES! I saw a Port-a-Potty on the Baptist site too. Progress!
Not sure if the project is getting underway or if its just unglamorous utility work, but there's been fairly significant work going on in Ron's building next to Chamblin's Uptown for most of the week.

Fingers crossed they're starting the project. I would love to see this one finished.
Also, Vestcor is reapplying for incentives for the Lofts at Cathedral project
QuoteJacksonville-based housing developer The Vestcor Companies will try again to secure state and local government funding for its proposed mixed-income, multifamily renovation of the former Community Connections building Downtown.
The Downtown Investment Authority board is scheduled to vote July 29 for the second time since Aug. 19 on a $625,000 loan for Vestcor's estimated $28.78 million Lofts at Cathedral project at 325-327 E. Duval St. in the Cathedral District.
The board first approved the loan last year contingent upon Vestcor winning a 9% Low Income Housing Tax Credit award from the Florida Housing Finance Corporation.
The Jacksonville Housing Finance Authority selects local projects for the tax credit.

For the old Baptist office site, the other week someone mentioned they hadn't pulled any permits.
Maybe they have now? It's been empty / dead. But this morning a handful or so of trucks + equipment is on site.

Still nothing active at that address so who knows. Last permit pulled was for the 2019 demolition.
Drove by a little while ago. They are milling the old asphalt off of the site. That I'm not sure if you need a permit for.
Vestcor secures a $625k loan from the DIA for the Lofts at Cathedral
QuoteA project to bring workforce housing units to the Cathedral District in Jacksonville took a step forward this week.
The Downtown Investment Authority Thursday approved a $625,000 loan from the Community Redevelopment Area budget for developer Vestcor's plan to redevelop the historic YWCA building on East Duval Street into 120 residential units.
The loan is one part of the project's funding, which will also use a low-income tax credit and other programs. The project will have to come back before the DIA again later in the process.

Fyi - a few more things to add in the Springfield area.
Bold City Yoga is building out a space at 1334 Walnut Street.

Also, Plantaja (a plant shop) plans to open on the SE corner of 8th & Liberty. https://instagram.com/plantaja_jax
And finally, Main Street Food Park (a food truck park) hopes to open in a few weeks at 1352 N. Main Street, corner of 4th & Main. Needs PUD & COA approvals, but those aren't thought to be an obstacle.

Drove by the site for Courtyard on College today (corner of College St and Willowbranch). 2 units well underway. Can someone provide a link to more info about this project, specifically how much they paid for the lot?
Looks like the units will be in the $400,000's....

Was there actually any work going on? They framed them up a while back but they seem to have been sitting idle for at least a few months now.
We are selling those lots to New Atlantic Builders, who is building and selling the houses. They buy about 1.5 lots/month. Haven't heard about where they are at in construction/sales.
I saw two partially complete units. Still a long way to go..... Did not see any onsite labor, but it was just a drive by.
Went back today. 2 units half finished. Great floorplan in the open unit (it was not secure). The other unit was locked up.
Having driven by many times I am seeing ZERO activity here and also no marketing to speak of outside of the large sign on site. Hard to sell real estate if your relying on a sign alone to market it.
There has been no activity there for months.
They've started installing the roundabout at the district. It's about 300ft west of where it's been shown in all of the renderings though. Basically in line with the current alignments of Prudential and Broadcast Place. Not sure how that part of the street grid is going to look now.
We're definitely overdue for an Urban Construction Update. Several decent sized projects are making headway or getting started. Look for the next one in early August.

Have you seen anything related to the Fuller Warren pedestrian/bike path overpass? As far as I can tell, it looks done, but it looks to have become an afterthought until they completely finish the ground level skatepark & other additions.

I heard the railing contractor walked off. Supposedly it's going be be finished in November. Haven't seen any work on the pedestrian part in like a year.

I heard the supplier for the railing went out of business, so they are trying to source from a different vendor, but that is causing a delay. Both RAP and SMPS are very eager to get this done. RAP is actively in talks with FDOT to push this along.

I was wrong about this. It's not the roundabout but the curbing along the extension of Prudential through the dcsb lot that they are building. The other day there was just a big semicircular curb and I assumed it was the start of the roundabout.
Anyone heard anything about the Olio space?

This makes sense as there is a portion of the railing that's literally just 2x4's where the Vystar parking lot is. Thanks for the info, as well as acme54321.

Same story I heard but you'd think they've had plenty of time to get it resolved.

Well someone must have caught wind of this talk about the pedestrian bridge. They have finished the lighting over the last few days.
I'll have to check it out when I go riding through there on Sunday morning!
Down loaded the true look construction live cam app and I couldn't find where to sign up. I only found where existing members sign in. Can anyone offer any help?
