Toll Brothers builds townhouses? Feels like I only ever hear them popping up in whatever the latest piece of St. Johns County sprawl is.

^Toll Brothers has two small neighborhoods in Nocatee that are exclusively "townhomes". Because it's Jacksonville, they are in the middle of the woods, rather than next to the Nocatee "Town Center" though.
They will build single-family, apartments, townhomes-basically whatever the land development community makes available to them and they think there is a market for.
If they are large high-end townhomes, they'll likely be marketed as "city homes"

Really? Can't say I've heard of it. I know about the big community they have in Nocatee, and the new one they're building on Greenbriar Road, and the one they're building at E-Town. Nice to see they build some more practical stuff too.
These guys are like most developers. They'll build anywhere they can easily fit their product in and make a good profit.
Did they do the Old Still neighborhood on Baymedows? Wish this could have been something with shopsl for the part facing Atlantic.
Only things 'For Sale' in this area of new developments (everything else is a rental). Expect price points to be at least $400,000?

I'm expecting the greatest and best that faux Mediterranean style has to offer.
I think there a San Marco overlay that prescribes several architectural styles.

Good news that the Florida Wildlife Federation has Re- established the FWF NE Fl office..... Sarah back in town.... monitor Nocatee land use and
Rezone proposals in the face of what has been granted/ vested.
The Federation fought valiantly, and typically.... successfully to " fight" the long ago proposed Southeast Duval " Landfill" proposal, in the spirit of " Protecting" Davis natural lands. I served on the FWF board at the time.
The Landfill ended up in far SW Duval county, former Gilman land.
Soon after, I noted evidence of Davis push for development of lands.... a giant surprise; Nocatee.
FWF engaged. About the same period FWF engaged in Outer Beltway/ First Coast Beltway ( Brannon Chaffee). We altered the roadway alignment.
Now strident focus on Nocatee. Among other fascinating projects.Mostly " Non News".

I'm guessing they are planning to build in the modern colorful box style.
Sticks + stucco + colorful squares and rectangles. Jax is gonna be such a weird dystopian place in 20 years from an architectural stand point.

Captain: the giant vacant lot, the dying churches, the vacant bath house, there were a lot of empty commercial spots. It was pretty sleepy there 5 years ago. Density has increased/is increasing, it's more of a 'cruise' and Hendricks heading down toward Lakewood from the Square is a drag strip. More transient population, people feeding from the garbage cans. I'm just describing what's going on, not passing judgment. It's not the same.
It appears Toll Bros paid $2,000,000 for that 1 acre parcel in August 2021. I assume they got a zoning change to accommodate the 27 units per acre usage...

This parcel was already within the East San Marco PUD, so I don't think they needed a zoning change.

This parcel was already within the East San Marco PUD, so I don't think they needed a zoning change.
There have been a couple of changes to the PUD over the years.... but overall the PUD has been around since like 2002/2003. In fact, there is
MUCH LESS residential density than what the original PUD allowed almost 20 years ago.

Sorry, but these assertions are false. If you want to go back to 15' vehicular lanes and the Square being mostly roadway instead of park space... then glad those days are long gone!

The restriping of Hendricks Avenue happened in 2006, which also narrowed vehicular lanes, added bike lanes and ultimately slowed vehicle speeds.

In 2010, San Marco Boulevard was restriped to reduce the size of vehicular lanes, better mark on-street parking, widened medians, added dedicated turn lanes and included pedestrian crosswalks.

In 2013 San Marco Square and Balis Park were modified to add both park space and vehicular parking, eliminate roadway and add lots of features to reduce vehicle speeds and add pedestrian safety features. Additionally, the other stretch of San Marco Blvd received roundabouts, widened medians and pedestrian islands.

Currently FDOT is planning to put measures in to slow vehicular traffic and add pedestrian safety features along the intersections of Hendricks/Atlantic around the Square.
Does anyone know what's going on here? The site has been quiet for at least a month, maybe more. Did SMPS take their issues with the approved architecture legal or something?
Could just be COVID delays or a gap between sitework (which doesnt apprear totally complete, but close) to vertical construction.
Looks like this has picked back up. Formwork and plumbing going in on the front building.
