QuoteThe city issued permits March 25 for the almost $21.9 million construction of Park Place at San Marco apartments.

The 133-unit community is planned on part of the South Jacksonville Presbyterian Church property.

Live Oak Contracting LLC will build the four-story, wood-frame apartment building at $16.98 million; a three-level parking garage at $4.45 million; and demolition of part of the church property at $468,000.

I had heard that they were waiting to see if construction costs would come down before starting, so I guess they've decided to forge ahead anyway.

It's nice to see that this will come online around the same time as the Publix project across the street.

The added activity in that area probably would have made staging/blocking the streets tougher, so I agree that this is a good move.

Does anybody have a read on how all the existing new apartment projects on the Southbank, in San Marco and just south along Philips Highway are doing?  What are occupancy rates?

Will be interesting to see how the one next to the One Call building performs.

Don't know what occupancy % is but riverstone + soba seem to have filled up.

The exchange +.... that other one right by Daily's are too new to judge.

Not sure about the San Marco Promenade a couple blocks south.  I'd wonder if they're at 50% yet.      Good to see something done with the old dealership at least, right?

Not a big project but behind Mayday / Panerra on Hendricks there's a coffee place, Seltan  (good stuff ).  Looks like a couple other small food places are wrapping up and getting ready to open back there too.

The Naldo xing is closed now, too.

As well as every urban construction update in the preceding three years, most recently:
